Since 2010,the central government began to macro-control through strengthening the policy of the real estate market,from the past to maintain a stable rise in house prices to limit the excessive growth in housing prices,in this context,the real estate market competition is more intense.Guangzhou as a first-tier city,belonging to the national real estate key monitoring city,in the purchase,limited credit and a series of policies under the influence of the Guangzhou real estate market is full of great uncertainty.A company as one of the central enterprises in the first batch of 16 real estate approved by State Council.CL project is the first project of A company to enter the Guangzhou market,which is significant and shoulder the strategic mission.As the CL project to get the high cost,location in the urban suburb of Guangzhou Huangpu District,the market risk is high,so there's need for detailed analysis for the project market positioning,product planning,product design,marketing strategy and financial costs.This article is a business plan of CL project,the article first introduced the project is located in Guangzhou east of the main axis of Changling Habitat plate,belonging to the eastern landscape new ecological livable demonstration area,Luogang District new city.The project is located in Changjiang Habitat new life area plate,belonging to a CBD within one hour of life circle,with the development of dividends.Then it analyzes the real estate policy from the national land policy,the control policy,the financial policy and the tax policy,then analyzes the urban planning of Guangzhou city and analyzes the real estate market of Guangzhou.In order to carry on the project to the project Positioning,from the project around the key section,Huangpu District real estate market on the project area of the analysis,and the typical competitors of the project were analyzed.Through the product strategy,pricing strategy,channel strategy and marketing strategy to illustrate the marketing strategy of the project.Finally,the project financial costs,sales revenue and profit were measured,the project pre-tax profit of 740.53 million,the project pre-tax cost profit margin of 13.90%.
