With the rapid development of China’s economy,the real estate industry has also ushered in an exploding rise.High housing prices have become people’s daily concerns,but the quality of construction projects has not entered the mind,and major safety liability accidents have occurred repeatedly.The project quality of real estate projects is not only related to the economic benefits of real estate enterprises,but also related to the safety of life and property of the people.This study is based on people’s concern about the quality of real estate projects,and uses the related theoretical methods of quality management to analyze and study the entire process of JY real estate project quality management of HH Company.In the more than ten years of vigorous development of real estate companies,serious engineering quality problems have occurred repeatedly,mainly due to serious violations of laws and regulations,excessive pursuit of economic benefits,cutting corners,ignoring the objective properties of construction materials,and pursuing high turnover.For real estate companies to achieve profitability and ensure project quality,they only have to strengthen internal organizational optimization,use quality management-related theoretical methods to reshape the management process,and at the same time rely on actual conditions to make full use of existing experience to build a scientific and reasonable quality management system to achieve adoption.The ultimate goal of management optimization to obtain benefits.The first part of this article briefly explains the background of the topic selection and the current research situation at home and abroad,and explains the research content and research route of this article;the second part introduces the relevant theory of project quality management and briefly introduces the HH company JY real estate project The third part is to study the current status of JY project quality management,and use fuzzy comprehensive evaluation method to evaluate quality management.Through research,it is found that there are problems in the quality management process of the JY project,such as unsound quality management system,unscientific design scheme review mechanism,unsound project bidding,inadequate quality control during the implementation phase,and eager acceptance.Therefore,the author proposes to establish a decentralized responsibility system and optimize the organizational structure;strengthen the design management at each stage to reduce the investment risk caused by changes;strengthen the quality control at the implementation stage;establish a project acceptance and reward mechanism;strengthen quality management guarantee measures and other countermeasures,forming an adaptation The optimization strategy of the whole process engineering quality management system of real estate projects.
