Since the reform and opening up in Shenzhen,the urbanization construction has developed rapidly.The incremental land consumption is too fast which is on the verge of exhaustion.The development of stock land has become an inevitable choice for the secondary development of the city.The stock land of Shenzhen is mainly concentrated in the villages of the city,but there are a lot of historical problems left,including unclear land ownership,imperfect procedures,and complicated interests.In the process of renovating the villages in the city of Shenzhen and solving the problems left over from the history of the land,the most controversial point is the distribution of benefits after the development of the stock land.Therefore,the core of solving the problem of land transformation in urban villages lies in the distribution of land interests of stakeholders.Researching and designing a reasonable distribution mechanism of urban villages' transformation interests is of great social significance for promoting the transformation of urban villages.This article first describes the research background and research purpose of the topic.At the same time,through the research on domestic and foreign literature s,we get the current research status on the integration of urban villages and the whole villages.The current situation shows that most scholars in China believe that the biggest obstacle to the development of urban health lies in the issue of urban villages.They propose that the need to redefine the government's functions,to diversify the compensation methods,and to enhance the transparency of the government's work should be taken to resolve land acquisition conflicts.Based on the above-mentioned situations,this paper deeply analyzes the present situation of the land development model and benefit distribution model for urban village transformations.It concludes that there are problems in the construction of the village benefit distribution system and the equal distribution of interest distribution in urban villages.Based on the case study of the “Village Co-ordination” land development in P area as a research object,through the results of the questionnaire survey,it is found that there is a problem that the overall situation of land consolidation is relatively passive and the land consolidation implementation procedure is complex.Finally,through the construction and analysis of the benefit distribution model,combined with the case problems,the main improvement suggestions for the interest coordination mechanism are to clarify the property rights,to reform the compensation mechanism for demolition,to deepen the improvement of the social security system,to properly design the interest constraint mechanism and to establish a consultative working mechanism.According to the implementation path,it proposes the rights and obligations of stakeholders,and optimizes the optimization of interests.The results indicate that the coordination involves three principal elements,which are lands,planning and funding.Their coordination occur at different levels under nested game.The paper concludes that it is necessary to improve the coordination from the perspective of clearing the current properly rights of the original rural collective land,and of the developing profit distribution in the original rural land redevelopment.The solution paths could be advanced by connecting the current condition with the future development.
