At present,the competition among real estate enterprises in China is very fierce.Competition focuses on the elements of money,land and people,which are basically the competition of talents.The new era has put forward higher requirements for the maturity of talent management and the quality of talent reserve in real estate enterprises.Human capital has become the most critical "heavy asset" in this industry.C Real Estate Company should establish a scientific selection system,do a good job in the selection of middle managers,create space for the promotion of middle managers,retain key talents,and enhance the company’s "soft power" in talent competition.Competency model is not only a tool of human resource management,but also the basis of establishing a scientific selection system for enterprises to carry out talent selection.Based on the analysis of the current situation and problems in the selection of middle managers in C Real Estate Company,this paper puts forward the necessity of introducing management competency model,and establishes the competency model of middle managers through various scientific modeling methods,which includes three dimensions and 12 competency characteristics.Based on the competency model of middle managers and the actual situation,the selection and implementation process consisting of online competency assessment,360-degree assessment,management scenario simulation,expert group interview and other scientific evaluation methods was designed and applied to practice.Finally,the selection system of middle managers of C Real Estate Company was established.C Real Estate Company’s selection system of middle managers based on competency model has important value and role for the company.The selection system of middle managers based on competency model effectively guarantees the selection effect of middle managers in the first phase of the company,and successfully selects the reserve talents of middle managers,which greatly stabilizes the backbone talents of the company.The company has innovated the selection model of middle managers and enhanced the competitiveness of talents in the industry.At the same time,the establishment of the selection system of middle managers based on competency model strengthens the reserve and cultivation of middle managers,excavates a large number of excellent managerial talents within the company,widens the career development channels of young talents,and improves the management ability and management level of middle managers.This study has a certain reference value for real estate enterprises to establish a manager selection system based on competency model and carry out talent selection practice.
