In recent years,with the increase in the demand for floating population and housing in China,the imbalance between supply and demand in the rental market has become increasingly prominent.In this context,long-term rental apartments have emerged as the times require,becoming the new darling of the rental market,showing explosive growth.However,with the gradual progress of development,the operation of long-term rental apartments is difficult.Among them,the problem of the small number of housing holdings has become the first obstacle to the development of assetlight long-term rental apartments.Therefore,in order to implement the housing security goal of the report of the 19 th National Congress of the CPC “Let all people live and live in dwelings” and how to drive individual housing owners to implement supply in accordance with the development recommendations of the National Committee of the National People ’s Congress on “regulating the leasing market and ensuring rented homes” Behavior,in order to strengthen the supply of housing in the market,has become an important issue in the field of long-term rental apartments.This article is based on the technical route of “proposing questions→theoretical research→empirical analysis→quantitative research→problem solving”,taking the housing supplier as the research object,comprehensively using the basic methods and The theory is based on the driving mechanism model of individual housing supply behavior in long-term rental apartments.The specific research contents and conclus io ns are as follows.(1)Based on the analysis of the constituent elements,basic characteristics and forming motivation of housing supply behavior,deconstruct the behavior connotatio n,and use qualitative research to identify the incentive factors and barrier factors of individual housing supply behavior of long-term rental apartments.That is,the four dimensions of psychological cognition and its content: knowledge understand ing,comfort preference,risk attitude,and value orientation;situational factors and its connotation,the four dimensions of market environment,media opinion,group norms,and policy orientation;and the characteristics of lease The three dimensions of lease duration,service content and rental income;the age,occupation type,income level and number of available home ownerships of the property supplier’s attributes will also affect the supply behavior.In this way,the driving factors of individual housing supply behavior of long-term rental apartments are summarized,and the typical deconstructio n relationship of housing supply behavior is constructed.(2)Based on classic theories such as planned behavior theory and rational choice theory,a theoretical model of the driving mechanism of individual house supply behavior in long-term rental apartments is constructed.The psychological cognition of the house supply side acts on the individual house supply behavior of long-term rental apartments through behavioral wil ingness.At the same time,situational factors and leasing characteristics are used as moderators to influence the relationship between behavioral wil ingness and individual housing supply behavior of long-term rental apartments.In addition,the property of the housing supplier will directly affect the implementation of housing supply behavior.(3)Use empirical research,develop questionnaires,and test and modify the theoretical model of the driving mechanism through structural equation models and multivariate statistical analysis methods.Based on descriptive analysis and variable correlation analysis,study the demographic differences in mediating effects,regulator y effects,and behavior characteristics,and test research hypotheses to complete the construction of a driving mechanism model for individual housing supply behavior in long-term rental apartments.(4)Introduce the Nanjing Ziru case to practically apply the driving mechanis m model of individual house supply behavior in long-term rental apartments.Through fishbone analysis,the key action paths in the model are stripped,and three driving strategies for the supply behavior of long-term apartments are designed.Apartment operators provide strategies for obtaining individual listings with practical operation.The paper includes 42 figures,81 tables and 141 references.
