China’s economy has developed swiftly since China carried out the policy of reform andopening up and the real estate industry has been the mainstay industry of the nationaleconomy. At the early stage of the rapid developing real estate industry, the price of the realproperty soared, which made the real estate industry one of the most profitable industries.Many measures have been taken to curb the fast rise of house price by the government, butthey have little effects. After the financial crisis that has an impact on the real estate industryin our country, the potential risks gradually emerged. Thereupon the real estate industry cameinto the bottom. Ups and downs of the development of the real estate industry warn us that itis of great meaning to research on the risk management of real estate enterprises.From the perspective of the real estate developers and on the basis of the theory of thefull life cycle, the paper researches on risk management systematically and thus puts forwardto the risk management system, including risk identification, assessment and early warningthat can universally apply to real estate enterprises in China. The main content is as follows:The first part concerns about the current situation and risk analysis of real estate projects.From the research on the connotation, traits of real estate projects, the market and the currentsituation of real estate enterprises, some problems are found and furthermore the causes ofthese risks are obvious. On the basis of these, the component of internal and external risks isset, combined with the definition of the risk attributes of real estate projects, which offerstheoretical and practical bases for the risk assessment and control of real estate projects.The second part centers on the research of risk assessment of real estate developmentprojects within the full life cycle. On the basis of literature review, questionnaire and expertinterviews, especially the questionnaire of influencing factor prediction on real estate projects,the paper obtains the primary index of risk factors and constructs the index system of riskassessment of real estate projects after twice critical index screening by relevant means. Onthis basis, the paper performs dynamic evaluation on the four stages within the full life cycleof the real estate project development risk and provides scientific reference for risk control.The third part contains risk control research of real estate development projects. Basedon the theoretical research of systematic structure of the project risk, the risk management ofreal estate development projects can be divided into six systems: decision subsystem control, finance subsystem control, management subsystem control, control subsystem control,external subsystem control and diffusion subsystem control. Then the paper make controlanalysis of risk factors at various stages of real estate development projects, which providesprecise foundation for risk management on the basis of the risk assessment result of real estatedevelopment projects in full life cycle.
