Since reform and opening up and with the rapid growth of China's economy,the steady progress of urbanization,the growth of the real estate industry to the national economy plays a more and more important role,but along with the increasing of the total development project of real estate project,the investment of human resources and management measures for real estate enterprises is becoming more and more demanding.Throughout the development process,the real estate development projects will face various types of risks,which requires the decision makers to carefully analyze each risk and take measures to reduce the adverse impact of the risk as much as possible.However,the risk management of traditional real estate development projects is limited to the single solidified risk management of a certain risk or the risk in each period,which cannot help enterprises to more comprehensively identify and control risks,and cannot achieve the effect of continuous dynamic management of project risks.Therefore,it is particularly important to manage risk from the perspective of life cycle.In this article,therefore,risk management,on the basis of relevant theories,the perspective of the whole life cycle of real estate project to real estate development project risk management system is studied,then set up the real estate development project risk management system of general application,and apply the risk management system to the actual case,offer the decision basis for the project risk management.This paper mainly includes the following parts:In the first part,the process of risk management is divided into four stages of risk identification,risk analysis,risk response and risk control based on risk management theories.At the same time,according to the life-cycle theory,the four stages of investment decision,preliminary preparation,construction and sales lease are regarded as the life-cycle of real estate development projects.The second part is to build the risk management system of real estate development projects,select the appropriate risk evaluation model to evaluate the risk according to the identified risk,and take countermeasures according to the main risk evaluated.This paper mainly USES the fuzzy analytic hierarchy process to analyze and evaluate the risk by combining qualitative and quantitative methods.In the third part,the risk of the whole life cycle of the project is analyzed and evaluated by using the fuzzy hierarchical analysis model,and corresponding countermeasures are taken for the high risk factors.
