With the acceleration of Xiamen’s urbanization process,conflicts such as the shortage of urban space and traffic pollution have intensified.In order to solve these problems,the Xiamen Metro has emerged.Although the subway has unique advantages in terms of large capacity,high time efficiency,and low pollution,the large scale of investment in subway construction and operation,long construction period,and operating loss are issues that cities need to consider when planning subways.For the sustainable development of urban subways,upholding the TOD development concept,rationally arranging urban space,optimizing urban functions,and using subway superstructure construction and development to boost urban development is an important way out for sustainable subway development.Xiamen Rail Group was established in 2011.It is mainly responsible for subway development,construction and operation management,and comprehensive development of subway properties.It is a comprehensive operation service provider of Xiamen Metro.How to find a path suitable for the company’s development under the strong demand of rapid subway construction and operating losses is an important issue for the operation and management of Xiamen Rail Group.Based on this,this article combines the actual development status of Xiamen Rail Group and proposes a "metro + property" development model,which uses the economic benefits generated by the development of properties and commerce to feed back the huge investment in s ubway construction and operation.Construction seeks new growth points.This article studies the development model of “Metro + Property” in Xiamen.Based on the theoretical basis of metro property development,it summarizes and draws on the successful experience of the “Rail + Property” development model in Shenzhen,Shanghai and Hong Kong.Analyze the current situation of the Xiamen Metro property development model in six aspects: utilization,related policies,land acquisition methods,source of funds,property development capabilities,and human resources,and conduct a SWOT analysis of the current situation.The study points out that cooperative development is the core path of Xiamen Rail Group’s current "Metro + Property" development model.Research shows that in order to ensure the smooth implementation of subway and property development,it is necessary to plan rationally,coordinate property development,continuously carry out cooperation models and technological innovations,strive for policy support,activate financing channels,strengthen financial support,and insist on "going out and bringing in" talents Strategy to strengthen the talent pool.This article aims to discuss the feasibility and implementation path of the "Metro + Property" development model of Xiamen Rail Group,and provide ideas for the development of the Xiamen subway superstructure.Through combing and analyzing the current situation of Xiamen subway construction and the property development environment,we can sort out the difficulties of Xiamen subway property development,ensure the smooth implementation of the development model,increase the income of Xiamen Metro property development,realize the loss of subway operation,and form a reasonable land around and along the subway.Layout to promote the sustainable development of Xiamen’s "Metro + Property" development model.
