| With the development of China’s economy in recent years,the development of second-hand housing markets in major cities has become more and more mature and perfect,and the influencing factors of housing prices have therefore been extensively and thoroughly studied by many scholars.At the same time,with the further improvement of the needs of Chinese residents for a better life,more and more residents have begun to purchase properties in resort-type tourism destinations,and real estate projects in tourist resorts have become one of the hot spots in the market.In this context,this paper uses spatial quantile regression theory to study the characteristic variable system and corresponding characteristic prices of the stock houses in Tangshan Street,Nanjing.It provides a reasonable method and basis for evaluating the stock prices of stock houses in resort towns.The government’s formulation of vacation-type town development policies and real estate appraisal agencies to accurately assess the prices of vacation-type town houses are of reference and significance.The specific content of this article is as follows:(1)Chapter 1 and Chapter 2 are the theoretical basis of this article.Chapter 1 mainly explains the background and significance of the topic,clarifies the research object and scope of this article,and explains the use of this article The research methods and framework of the research are summarized in Chapter 2.Chapter 2 reviews the research progress at home and abroad,and reviews the relevant research separately.(2)Chapters 3,4 and 5 are the core content of this article,and are the concrete empirical research of this article.First,Chapter 3 explains the criteria for variable selection,and explains the data collection and processing methods,including data.Collection methods and processing procedures,the definition of data attributes,and the assignment of different types of data;secondly,Chapter 4 conducts a simple descriptive analysis of data samples,including descriptive analysis of building features and descriptive analysis of location features.Finally,Chapter 5 uses the OLS regression method and the quantile regression method to analyze the characteristic price model.In Chapter 5,Tangshan Street,Jiangning District,Nanjing City,as of January 15,2020,a total of 380 communities covering 18 communities will be included.Samples of second-hand houses for sale are measured from two aspects of building characteristics and location characteristics,and the quantile regression and OLS(least squares)regression results are compared to further analyze the housing price formation mechanism of Tangshan Street..(3)Chapter VI is the conclusion and discussion part of the thesis.It expounds the main research conclusions of this article,refines the main innovations of the paper,points out the shortcomings of the paper,and then puts forward the corresponding research prospects.The main conclusions of this paper are as follows:(1)The influence of architectural features on Tangshan street houses is more specific than the location features.Among them,whether the area and type of the villa have a significant impact on the houses in each price range,and its significance is at a very high level,and other building characteristics indicators have small influence coefficients and average levels of significance;for the location characteristics Except that the number of bus stations within 1km of the community has a significant negative impact on housing prices at different quantiles,the impact coefficients of other indicators have both positive and negative values,and all have a certain degree of significance The level decreases.(2)The spatial distribution of the topographical elements of Tangshan Street indirectly affects the price of local stock houses.As a resort town,Tangshan Street has more tourism and vacation resources as natural tourism resources and tourism facilities developed to a certain extent around natural tourism resources.Near the hospital and leisure space,there are a large number of lower-priced commercial and residential apartments;while in the surrounding area,there are a small number of higher-priced villas,which indicates that the distribution of topographical elements and tourist resources of Tangshan Street has affected The development mode of surrounding houses has an indirect impact on housing prices.(3)The housing prices in Tangshan Street are lower than the overall housing prices in Nanjing.The housing prices in Tangshan Street are relatively low compared to the overall housing prices in Nanjing.The housing scale is also much smaller than the traditional main urban area of Nanjing.There is still room for higher growth and development. |
