With the full implementation of the unified registration of real estate in the country,all provinces and municipalities have continuously deepened the implementation of unified registration of real estate,gradually improved the real estate registration system,and established a system and mechanism for the investigation of immovable property rights.The immovable title survey is the sole source of incremental data for the real estate registration system and is the premise and basis for the registration of real estate.In the investigation of traditional immovable property rights,there are a series of problems such as irregular business processes,various types of source data,difficulty in data fusion,separation of internal and external industries,low data accuracy,and inconsistent results format.In order to achieve accurate,standardized and efficient investigation of immovable property rights,and promote the promotion of real estate registration in the country,we should rely on mobile equipment and mobile platform cross-platform development technology at the request of Nanning Land Surveying and Mapping Geographic Information Center.High-precision positioning technology,network communication technology,cloud service technology,etc.,designed and implemented the mobile terminal tool for real estate property investigation.This research starts with the analysis of the content and business process of the real estate property investigation work.Based on the traditional business process,this paper proposes a new operation mode based on the mobile terminal-based immovable property ownership survey.Based on the mobile device,combined with React crossplatform mobile framework,Material-UI component library,Redux state management tool to complete the front-end page construction,and use Webpack,Electron for script packaging and front-end application construction,to achieve the system Cross-platform development;using the API provided by Maptalks Map Engine and self-developed plug-ins to achieve graphical editing on the mobile side;real-time high-precision data acquisition through communication with measurement equipment and built-in Beidou positioning module;through the use of Excel templates and portable The printer completed the automatic generation of the survey chart and the on-site signature;using Alibaba Cloud Server ECS and cloud database MongoDB,combined with the Node.js+Express framework,completed the construction of the cloud server,and cooperated with the local service to realize the system cloud collaborative editing.The function.The front-end of the system adopts open source technology,does not rely on third-party commercial software,and has a high degree of independent intellectual property rights.The desktop application is built by Electron,which realizes the crossplatform of the system.We finally got the mobile terminal tool for the real estate property investigation running on the Windows system.This paper mainly introduces the design of front-end cross-platform applications and the implementation of each functional module,and designs experiments on collaborative editing based on mobile devices and cloud services.Firstly,the background and development research status of the property rights investigation work are summarized.Secondly,the key technologies used in the system development process are briefly introduced.Then,from the business process,the system is functional and non-functional.Demand analysis;then the overall design of the system and the detailed functional module design scheme are given in detail.Finally,the implementation methods and results of each functional module in the design scheme are described in turn.
