Along with the development of long-term rental apartment in China,there still exist problems,such as high financing costs,few financing channels,slow capital returns and unclear profit models.Based on this,with the combination of Internet Finance,long-term rental apartment enterprises have explored “long-term rental apartment + rent loan” operation mode.As a new financial innovation,“rent loan” can relieve the short-term financial pressure of tenants,speed up the renting efficiency of long-term rental apartment platform,and expand the service scope of financial institutions.However,many problems have been revealed in the operation of this model.By using this financial product to accumulate funds,many enterprises leverage themselves to achieve rapid expansion,which has led to the frequent occurrence of business failures within the industry.This paper analyzes the operation mechanism of “long-term rental apartment +rent loan” mode based on the case of Danke Apartment,and then takes several risks of this operation mode into consideration through the related literature study,namely,irregular operation risk,liquidity risk and default risk.In view of these risks,this paper aims to analyzes the key factors influencing the decision-making of participants by establishing a game model between each participants.At the same time,by influencing these factors,it intends to analyze how to improve the supervision efficiency,regulate the business of long-term rental apartments,reduce credit risks,boost the enthusiasm of financial institutions to participate in the “rent loan” business,so as to improve the“long-term rental apartment + rent loan”operation mode system.Finally,through the analysis of risk problems in Danke apartment and “long-term rental apartment + rent loan” operation mode,this paper puts forward suggestions to the housing leasing regulations,the long-term rental apartments and the Internet financial institutions respectively,including strengthening the supervision system of housing leasing market,establishing an on-going risk monitoring system,improving the self-regulatory management of the long-rental apartment industry,and establishing a unified credit rating system,etc.
