Research On Improvement Of Building Equipment Operation And Maintenance Management In S Property Company

With the development of science and technology,the development level of supporting building equipment has been constantly improving.For the property service enterprises,it is one of the foundations to perform the operation and maintenance of the building equipment well in the service project.As the maintenance mode of S Property Company building equipment still maintains its traditional mode,which aims at periodic maintenance and fault post-processing,the equipment operation and maintenance management mode of S property company cannot adapt to the development step of the enterprise.According to the problems of maintenance management of equipment,the research target of this paper is to improve the operation and maintenance management of equipment by making use of TPM management,process improvement,changes in staff training methods and so on.The dissertation summarizes and concludes domestic and foreign scholars’relevant theories and research of TPM management,customer complaint handling,intelligent maintenance of building equipment.On the basis of theoretical research,it deeply analyzes the current situation of equipment operation and maintenance management of S Property Company and the necessity of improvement.It gradually promotes a series of improvement measures,such as TPM management activities,process improvement,staff training and so on according to the actual situation of the company.Combining the theory of TPM management with the actual situation of the service industry,It emphatically introduces the 6S management activities,autonomous maintenance activities,planned maintenance activities,staff skill training and so on in the improvement of equipment operation and maintenance management.The improvement process of customer response for equipment failures is also introduce in the dissertation.S Property Company has achieved some practical results after carrying out the improvement activities of equipment operation and maintenance management.This paper analyzes and studies the obtained results,and makes statistics and comparison on the key data that the enterprises pay attention to in the process of improvement.Through the improvement of equipment operation and maintenance management,the equipment operation and maintenance effect of S Property Company has been significantly improved.Staff skills have been greatly improved;related indicators have also been improved.The equipment failure frequency has been decreased.Customer complaints caused by equipment failures have been reduced.Equipment maintenance costs have been decreased.Customer satisfaction has been improved.These studies have been able to provide beneficial guidance and reference for the improvement of building equipment management in the property service industry.
