In the rapidly developing Chinese society,construction industry still maintains the leading position in our economy.However,the society expresses new requirements to construction industry since the awareness of energy conservation and environmental protection gradually deepening into the hearts of the people.The government constantly issues policies to encourage enterprises to abandon the old and extensive cast-in-place mode and adopt green and efficient fabricated mode.Our country devotes great efforts to promote fabricated buildings and some phenomena such as the shortage of energy,the environmental protection,and the increase of market labor costs also emerge.Due to these reasons,construction enterprises have to transform and upgrade to fabricated building production mode.Nevertheless,the high cost of such construction makes a large number of enterprises hesitate to use it.Therefore,reducing the construction cost of fabricated buildings is significant to promote the development of them.This paper aims to find out some methods of reducing the costs of fabricated construction through the analysis between the construction costs of a traditional cast-in-place mode and that of the fabricated modeAccording to the current cost differentiation mode of cast-in-place buildings,people divide the cost of fabricated building and compare the cost composition ratio under the unified cost division.Taking the Sino-German Eco-Park Community Project as an example,the cost under the two modes is analyzed by controlling these variables such as the building form and location be consistent.The results show that the fabricated components replacing cast-in-place reinforced concrete and the and the installation cost accounts for the highest cost ratio of the whole project.At the same time,the cost of the same fabricated laminated slab structure is theoretically calculated.The data shows that the cost of fabricated components is far higher than that of the cast-in-place components of the same structure.Therefore,the high installation and material costs of fabricated components are important factors that lead the growth of construction cost.The weak point and those problems which may occur frequently in construction processes can be identified through the study of the cost control target.The problems of fabricated building can be determined through questionnaire survey.Moreover,the construction cost control of fabricated buildings is carried out by regarding these problems and the reduction of installation cost as key points.BIM technology and EPC management mode can be introduced into the fabricated building cost management since BIM technology can be used to create models intuitively and it has the advantage of sharing data on an information platform.In the EPC management mode,contractor plays an important role in design,procurement,and construction phases.The two-pronged approach improves the efficiency and accuracy of fabricated construction and it also makes the purpose of reducing construction cost be achieved.Furthermore,with the innovation and updating of the industry,the application of technology,and modern and efficient management mode,the construction cost will be lower.
