In recent years,the progress and application of information technology have brought great and profound changes to the real estate sector,systematization,refinement and visualization have become the trend and trend of cost management.With the help of the Internet,open up the industrial chain,open up enterprises,open up business links,so as to improve efficiency and increase benefits.At the technical level,the evolution from two-dimensional static mode to three-dimensional dynamic mode not only clearly shows the operation process,but also simulates the collision,so as to avoid risks and improve the engineering quality.At the management level,it is an inevitable choice for enterprises to integrate different majors into the same platform for collaboration and sharing,timely communication,shortening construction period and reducing cost expenditure.From the perspective of system and value chain,the lack of connection between real estate construction companies and middle and high value chain enterprises leads to the rise of manufacturing and construction companies own costs,the reduction of market competitiveness,and the impact on their sustainable development.Construction enterprise interior is still adopt the traditional mode of cost control,no advanced communication channels,led to the construction process of engineering cost information and carry out such situation,the uneven makes cost controller cannot get effective information in time,makes the engineering difficulties,marching because winter rainy season construction intensified slowdown phenomenon,which cost multiplied;Construction,technology and materials personnel lack the concept of fine management,A focus on expertise and neglect of cost management,which seriously affects the performance of construction companies in their projects;The rapid rise of labor costs has a negative impact on the benefits of enterprises.It is an inevitable choice to use a large number of machinery to replace labor in order to improve efficiency.However,in the early preparation and investigation process,excessive investment in machinery and equipment makes the machinery expenses too large and increases the idle cost.In order to catch up with the schedule of the project,excessive use of machinery and equipment,and do not pay attention to the maintenance of equipment in the later period,accelerate equipment aging,directly increase the cost of machinery;Excessive purchase of some materials,unable to reasonably allocate the remaining materials,resulting in an increase in inventory costs.Use and evaluate methods to calculate deviations from actual costs in investment decisions,planning,planning,construction execution,and other factors.This paper explores the possibilities and obstacles of digital thinking technology,in the project quantity calculation in the early stage,the construction simulation and 3D modeling in the middle stage,and the sharing application of the management collaborative platform in the late stage.The problems identified in the ZJ project,the value chain and the factors used to analyze the value chain theory and cost-benefit analysis,as well as the possibility of improving the information transfer between the resources in the value chain and the downstream companies,the employees cost-benefit awareness,the cost and quality process and the cost-benefit analysis.Try to use BIM technology to accurately calculate the project quantity,improve the preparation of project valuation,make the model more refined,optimize the raft foundation,machine room drawings,project schedule and safety and quality management,so as to make the project cost control more efficient and accurate.The problems found in this paper are universal,and the solutions are expected to have certain reference value for the cost control of related projects.
