A Study On The Renewal Planning Of Old Community Based On The Construction Of "Future Community" Pilot In Zhejiang Province

In the context of urban planning shifting from incremental expansion of land to connotative improvement gradually,the traditional community renewal model cannot be sustained,and it is urgent to change the community renewal development model to promote the high-quality development of urbanization.Based on its provincial conditions and high-quality urbanization development goals,Zhejiang Province has proposed a “future community” model,which aims to promote the connotation improvement of urbanization through the iterative update of the living scenes,functional layout,spatial distribution,and optimization management of the community.Due to the traditional old community renewal model cannot improve the quality of community life,this thesis selects the “future communities” pilots as the research objects.In order to make the connotation of the “future community” more comprehensible,comparing the development model,index system,and internal characteristics of the “future community”with traditional modern communities.Next,clarifying the relationship between the “future community” and the traditional community renewal from the connection and difference,to understand that the “future community” is a supplement and innovation to the traditional community renewal model.Then,analyzing and commenting on the purpose,update methods,and planning results of the “future community”,which to explore the adaptability of the“future community”.However,the “future community” has many problems in the process of planning and implementation,such as the difficulty of coordinating the economic interests of multiple parties,the complicated technical indicators,and the difficulty of community open governance and promotion.Based on these issues,this article puts forward corresponding suggestions in order to assist the promotion of “future community” and enrich the practice and theoretical framework of old community renewal methods.Focus on making suggestions to keep the balance of interests between the government,developers and residents,as well as the placement of technical indicators,and community open governance,etc.New countermeasures for applicable areas,housing area calculation methods,and resilient development are being proposed in response to the promotion of “Future Communities”.
