Research On Application Risk Of Prefabricated Building In Residential Construction

In recent years,the modernization of the construction industry has gradually become a trend of industrial development and an important means to improve the quality and efficiency of the construction industry.The modernization of the construction industry is mainly through the development of prefabricated building to achieve the transformation,upgrading and sustainable development of the construction industry,especially in the context of the rapid development of residential construction projects,how to reduce the risk and improve the efficiency of prefabricated building application has gradually become the focus of attention in the process of real estate development.Therefore,this paper takes prefabricated building as a starting point to analyze the existing risks and countermeasures in the application of prefabricated building,with a view to promoting the healthy development of prefabricated building.Based on the theory of risk management and the results of expert interviews,this paper summarizes the risks in the development of prefabricated building from the aspects of quality,cost and progress,based on the analysis of the risk factors,combined with the advantages,disadvantages,opportunities and threats of the prefabricated building market,the paper summarizes the measures to improve the efficiency of prefabricated building application,taking the actual project as a case study,this paper analyzes the current situation of prefabricated building application,existing risks and measures to be taken to guide the effective application of prefabricated building technology in the construction of residential projects.The measures to improve the application efficiency of prefabricated building are as follows:(1)actively utilizing the policy support;(2)increasing the professional and technical personnel training;(3)strengthening the Technical Innovation and R & D;(4)perfecting the supporting industry chain guarantee.This research can help enterprises to formulate the application theory of prefabricated building in the application of construction industrialization,and also can provide them with the guidance of Management Strategy,development direction and internal management system.At the same time,it will encourage business managers to take an objective view of the development trend of the assembly type,and to actively increase the input of the prefabricated building,not only in order to meet the needs of the government to review the minimum assembly rate to hinder the slow development of the market.
