All along,real estate development companies focus on cost control,especially in 2020 the real estate industry is subject to varying degrees of regulation by the state and governments at all levels,coupled with the impact of the NCP,the real estate industry is becoming more and more competitive.A large number of documents domestic and foreign literature shows that the design stage should be the top priority of cost control.According to recent real estate project construction cost statistics can be known: after the general project is determined,other costs generally do not fluctuate greatly except for the construction and installation engineering costs;the structural cost accounts for a large proportion for the construction and installation costs.So the control of the real estate project structural cost needs to be paid attention,and structural design optimization is the most direct technical method to reduce structural cost.Therefore,it is worth studying to introduce structural design optimization into the cost control of real estate projects in the text.Based on the research of domestic and foreign literature,this article first introduces the current situation of cost control in the structural design stage of real estate projects,also it analyzes the reasons and proposes the technical means——structural design optimization,and then it sequentially analyzes the three stages: scheme design stage of structure,preliminary design stage of structure,construction drawing design stage of structure.The main points of optimization affecting cost control under structural design optimization are respectively explained,including the selection of main structure and foundation type;the optimization of structural arrangement,and the structural reinforcement of beams,slabs,walls and columns.Again,a high-rise residential building in Henan Province is used as an example to optimize the structural design process,and it uses value engineering,performance index of control structure and quota design to analyze the cost control effect in the three stages of optimization in this process.Finally,after three-stage optimization,it is quantitatively concluded that the overall cost optimization rate of the project reaches 14.69%,and the cost control effect is significant.Thus,It verifies the effectiveness and feasibility of structural design optimization for real estate project cost control.Through the study of cost control of real estate projects based on structural design optimization in this article,it will provide more successful reference value for real estate enterprises,at the same time it can make the real estate companies attach great importance to the introduction of third-party structural design optimization companies to optimize costs,which has certain practical and guiding significance for the sustainable and healthy development of the real estate industry.
