In the process of project construction,the design stage is the key stage to determine the development cost,value and use value of the project.In general housing construction projects,the cost of materials and equipment accounts for about 70% of the total construction cost.This 70% of the cost is determined by the selection of materials,the choice of building and structural type,and the selection of equipment.It can be seen that optimization of the design through scheme comparison in the design stage can greatly reduce the total construction cost.However,China’s architectural design is relatively conservative,paying too much attention to technical factors and often neglecting economic optimization,which may lead to greater cost waste.Based on this,this paper studies the design optimization of housing construction projects based on project cost control as follows:First,this study identified three key directions of design optimization of housing construction projects through the document checking method,including: structural design,foundation,underground garage;Then through literature review and check the two methods summarized three key direction of the design optimization of 11 points,respectively: optimization of structural form selection,structure arrangement and building plane design optimization,the height control and optimization,the shear wall structure optimization,the foundation form selection,the selection of foundation treatment scheme,the design optimization of pile foundation,the column grid size optimization of underground garage,underground garage floor structure and the layer is optimized.Second,through literature review,comparative analysis,case analysis and other methods,this study analyzed 11 design optimization points of the three key directions in detail one by one,and gave specific one-to-one corresponding optimization suggestions and methods by classification.For example,on the premise of meeting the minimum requirements of parking space size,parking space layout and small column net size based on one-way economic principle can be adopted to reduce the cost of single parking space and underground garage.Thirdly,on the basis of specific design optimization suggestions,this study uses the method of case analysis to illustrate the key optimization directions.Through case analysis,the results of this study can be adapted to the design optimization of housing construction projects.In conclusion,this study through literature review,check of the literature,case analysis and other methods,the comprehensive analysis of the housing construction projects through design optimization to save project cost of maneuverability,and summarize the related laws and methods,which provides the theoretical basis in actual engineering project design optimization,for our country the owner through design optimization to save the implementation of the project cost to provide the feasible path.
