| With the acceleration of urbanization in China in recent years,the trend of suburbanization and mobility is also increasing.Various traffic problems and urban land conflicts are becoming more and more prominent,leading to the spread of large cities,low-efficiency of land use,traffic congestion and other problems gradually emerged.At the same time,the tension of land resources forces the use of urban construction land model from incremental expansion to stock renewal,especially the central urban area has entered the "stock quality" of the urban renewal stage.As a planning concept of smart development and efficient construction,to To D mode can further coordinate the relationship between transportation and land use and optimize land use patterns through the construction of public transportation and surrounding communities.How to use TOD concept under the premise of stock development and optimize the relationship between rail transit and land use has become an important proposition.Based on the characteristics of TOD and stock planning theory,from the perspective of stock renewal,the development model combining TOD development and stock renewal is established.And combined with the characteristics of the construction of rail transit stations in downtown Tianjin,the urban renewal strategy based on the theoretical framework of TOD is put forward.First of all,through the in-depth study of the development of the area around the rail transit station in Tianjin,the analysis of the Tianjin city center line 1 around the site of the potential development value of the stock land.Secondly,it summarizes the successful experience of classic rail transit lines and TOD stations at home and abroad,and combines the actual situation in Tianjin,and puts forward a model for the development and construction of TOD,which is suitable for various types of rail transit stations in the downtown area of Tianjin,starting from the four aspects of ring structure,land use,transportation system and environmental design.Finally,the formation of "site surrounding land development potential evaluation-according to the potential of high and low subdivided TOD development unit-according to the TOD model to propose the development unit update strategy-the formation of TOD redevelopment results" of the complete development process,and Huashan Ligeo station as an empirical case,analysis of the TOD development and renewal strategy of Huashan Li metro station.It is hoped that through the research,the TOD development model suitable for the downtown area of Tianjin and the central city redevelopment strategy combined with the stock update and TOD concept can be obtained.It is also hoped that it can provide some reference for the study and practice of TOD theory in China,and provide reference for the development of TOD in cities from the perspective of stock renewal. |
