Building Information Model(BIM)has been widely recognized all over the world.In China,with the introduction of the concept of "digital China",the construction industry pays more and more attention to the development of BIM technology,BIM technology in the design stage of building and construction stage has been more applications,and most applications can achieve considerable investment income.As the longest and highest cost investment stage in the whole life cycle of construction,the construction operation and maintenance stage has always lacked information,scientific and technological management means,a large number of data information collection,finishing and other repetitive work,need to invest a lot of labor costs and time costs,there are information utilization rate is not high and low operation and maintenance efficiency and so on.Applying BIM technology to the construction operation and maintenance management stage,and introducing efficient and accurate management methods is of great economic value to the construction operation and maintenance stage.By analyzing the current situation of operation and maintenance of BIM policy and BIM technology in the operation and maintenance stage of our country,the paper analyzes the problems of backward management mode,information island and data can not be integrated and shared in the traditional operation and maintenance management of buildings,based on the lightweight BIM operation and maintenance model,constructs the operation management framework from the user layer,application layer and data layer,and can realize the functions of space management,energy consumption management,safety management,equipment management and so on.The value of the framework is analyzed in detail,the data layer realizes the integration and sharing of data information,ensures the integrity of data and improves the utilization rate of data,the application layer integrates the various functional modules to realize the collaborative management of operation and maintenance system,improves the operation and maintenance work efficiency,and the user layer sets user rights to ensure the security of data.Finally,through case practice,the value of building operation management framework based on BIM technology is confirmed,and the accumulated experience also provides some reference for the application of BIM technology in the construction operation and maintenance stage,and helps to promote the further application of BIM technology in China..
