| Under the background of global COVID-19,China has taken the lead in getting out of the epidemic situation and implementing the high quality development strategy and realizing the well-off society synchronously in the whole country.The economic society has entered the era of precision development,and the demand for products and services will be further enhanced,which will bring opportunities and challenges to the real estate industry,especially the residential projects.The opportunity lies in the increasingly rich demand of Chinese consumers for housing,which promotes the diversified development of the real estate industry.The challenge comes from the increasingly high demand of consumers for housing quality.Strengthening the control of the construction quality of residential projects has become the normal task of the real estate industry.This paper takes B residential construction project as an example to carry out the research on the construction quality management of the project.First of all,through literature research,fish-bone analysis,brainstorming,case analysis and directional quantitative analysis methods,this paper combs the domestic and foreign research on the management of residential engineering construction quality,which provides a good theoretical guidance and reference for the guidance of this paper.Secondly,it focuses on the relevant theories,classifies and studies the basic connotation and characteristics of construction quality theory and engineering quality theory,and then expounds the basic methods in the process of construction quality management,such as PDCA,old quality management tools and new quality management tools.Thirdly,the paper analyzes the construction quality problems and causes of project B in real estate enterprises,and illustrates the construction quality problems and causes of project B from five aspects by using 4M1 E method,including formwork engineering,reinforcement engineering,concrete engineering,masonry engineering and roof quality engineering.In addition,it gives the corresponding solutions to the problems existing in the construction quality management of project B,and proposes to build a quality assurance system as a whole.In terms of quality management assurance system measures,through the construction of quality assurance system,organization setting,set the responsibilities of each post personnel,the construction quality management has played a good role in system construction.Finally,the construction quality of project B is proposed to build and evaluate the organization guarantee and effect evaluation system.Through the fuzzy comprehensive evaluation method,the control effect of the follow-up construction quality management system is evaluated,and good feedback is obtained.Through the research of this paper,the research of construction quality management system is carried out,hoping to provide theoretical reference for the construction quality management of more real estate enterprises,and also hope to help the construction quality management of enterprises in the same industry.Seven Figures,fourteen tables,seventy-three references... |
