| Prefabricated building has changed the development mode of China’s construction industry,improved the construction technology,and promoted the healthy and sustainable development of the construction industry.In order to support the promotion and development of prefabricated buildings,the Chinese government has supported a series of laws and policies,and gradually carried out experiments in some cities and projects.However,due to the problems of low management efficiency,low industrial concentration and higher cost than cast-in-situ technology,the development of prefabricated buildings lags behind.With the popularization of prefabricated buildings,if we continue to follow the traditional management mode,there will be a mismatch between the two,which will hinder the pace of development.EPC(Engineering-procurement-construction)project general contracting mode runs through the whole link of the project,realizes comprehensive management from design,procurement to construction,effectively solves the shackles of low efficiency and rough management in the fabricated construction industry,and is also conducive to cost control.It is an inevitable trend for the development of the industry to apply the EPC mode to the whole process of prefabricated building construction.In order to achieve the goal of reducing cost investment and maximizing benefits in the whole process of prefabricated building construction,this paper is divided into the following four processes:Firstly,read,sort out and summarize a lot of research on EPC mode and prefabricated building at home and abroad,then interpret the relevant theories on project cost management as the theoretical support of this paper,and finally analyze the defects of current prefabricated building construction cost management on the basis of literature and theory.Secondly,it evaluates the fundamental reasons that hinder the development of prefabricated buildings,expounds the current situation of cost management of prefabricated buildings,and analyzes and compares the cost of prefabricated buildings and cast-in-place buildings.Third,fully combined with the project cost management theory and effective experience,analyze the reasons for the high cost of each link of prefabricated construction.Then,combined with the EPC mode,go deep into the project site to do practical discussion,ensure the authority and preciseness of various research indicators through the form of investigation and interview,and finally scientifically obtain the weight of various indicators based on analytic hierarchy process.Fourth,according to the research objectives,analyze the prefabricated construction cost management method based on EPC mode,summarize and sort out the cost control measures in each stage of the project,analyze the prefabricated construction project cost management by using fuzzy comprehensive evaluation method,and determine the cost control measures that need to be continuously improved according to the evaluation results. |
