In recent years, our country real estate industry appeared a rapid growth in housing prices and real estate bubble economy phenomenon, caused the continuous introduced a number of strict policy of estate adjusting control.At the same time, released in2011sixth national population census data shows, our country population aged60years and above accounted for13.26%, than2000census is approximately178000000, up2.93percentage points.Experts predict, to2050, Chinese aging population will reach1/3of the total populationAging is becoming increasingly serious problem directly reflected in people’s living condition, show according to relevant data, in recent years, the life of the elderly care, rehabilitation nursing, health care, spiritual and cultural demand is becoming increasingly prominent, and equipped with professional nursing staff in hospital, a new mode of real estate more and more by the developers and the attention of scholars.The aging problem and policy of estate adjusting control the changes of the external environment, the urgent requirements for real estate development enterprises consider the situation, adjust development strategy, develop and apply with the external environment, its resources and capacity to adapt and change strategy, profit model, in the fierce competition in the industry to achieve competitive advantage.In this context,"endowment" for the concept of the real estate development entered market preparation stage.This paper studies on the real estate business is "endowment estate" pioneer.This paper aims at the real estate enterprise management strategy in strategic environmental analysis of this link for empirical research, hope from a strategic point of view on "endowment estate" this one burgeoning industry conducted in-depth analysis.
