Resource-based cities are entering a crucial period of industrial restructuring under the supply-side structural reform strategy.The adjustment of the industrial structure has brought about changes in the employment structure,which has caused population movements and has affected the price fluctuations.In particular,in the recession-based resource-based cities,the transformation of the industrial structure is urgent and the phenomenon of net outflow of population is obvious.The growth rate of housing prices shows a big gap with the whole country,and even the phenomenon of falling house prices.Based on this,in order to promote the adjustment of the industrial structure of resource-based cities and the ?de-inventory? strategy of the housing market in order to achieve sustained and stable economic development of resource-based cities,this paper takes resource-based cities as research objects,adopts normative analysis and logical derivation.The method explores the relationship among industrial restructuring,population mobility,and house price fluctuations.At the same time,taking into account the fact that the industrial structure of the recession-based resource-based cities is more intensified,the phenomenon of population flow is more pronounced,and the price fluctuations are more pronounced.Therefore,a decline-based resource-based city is taken as a sample,based on 15 recessive resource-based cities 2006.—The 2015 data,through the construction of a panel data model,studies the ways and effects of the industrial structure adjustment and population movement of a decline-oriented resource-based city on house price fluctuations.The main work is as follows:(1)Analyze the relationship among industrial structure adjustment,population mobility,and house price fluctuation in resource-based cities theoretically.That is,the dual changes in the industrial structure and employment structure of resource-based cities have led to the flow of population,population mobility through agglomeration effects and economic The effect caused the price fluctuations in the city.At the same time,the improvement of urban infrastructure and environment and the increase of urbanization rate caused by industrial restructuring will also cause the fluctuation of urban housing prices.Therefore,population movement will directly affect the fluctuation of urban housing prices,while industrial structure adjustment has both direct and intermediary effects on price fluctuations.(2)According to the analysis of the status quo of China's declining resource-based cities in terms of industrial restructuring,population mobility and house price fluctuations,the square of population movements was introduced in the empirical study,which verified that industrial restructuring has both direct and intermediary effects on price fluctuations.There is a non-linear relationship between population mobility and housing prices.(3)Through the analysis of the estimation results of the panel data model,it is found that the population flow rate of China's declining resource-based cities has a positive effect on house price fluctuations.In the short term,the decline in the industrial structure of the recessive resource-based cities will result in population flow,which will lead to a short-term rigid rise of house prices.In the long run,the impact of population movement on housing prices in the recessive resource cities will weaken.
