Affordable public rental housing construction refers to housing that reduces construction costs and restricts the amount of rent under the relevant national policies.The main groups faced are urban poor families in my country,newly-employed workers without housing,and migrant workers and so on.Due to the complex organizational structure and short construction period of public rental housing construction,it adopts traditional construction management methods to solve the obvious shortcomings of public rental housing construction.The main work and conclusions completed in this article:(1)Main work:1)Aiming at the problems of incomplete and inaccurate cost management in the whole construction process of public rental housing projects,this article combined actual cases to study the whole process cost management of public rental housing construction projects through establishing a project management general contracting method and adopting literature research,traditional experience,and dynamic tracking operations.Based on EPC,the construction cost management mode was adopted throughout the construction process to establish a refined management of target costs for the organization,technology,and materials of the construction enterprise to improve management capabilities and maximize resource utilization.And adopting the concept of "zero inventory" and "resource sharing" to conduct intelligent and informatized unified management.In addition,the dynamic tracking operation method was used to control the comprehensive unit price of the project,the adjustment and payment of the contract price,etc.(2)Main research conclusions:The study concluded that during the entire construction process of the project,through the establishment of an EPC-based construction cost management model and the full use of dynamic cost management and control methods,the investment of the project could be effectively controlled to achieve the purpose of saving engineering costs,and in order to further study the public rental housing construction in the whole process of construction cost management and control had practical significance.
