In recent years, the housing prices in some cities not only too high, but also risingtoo fast in some cities, and the housing are lack of effective supply. In order to furtherstrengthen the real estate market regulation and promote the steady and healthydevelopment of the real estate market, the state council decided to step up efforts toimplement housing of double-track and lead a massive increase in supply of publicrental housing. Public rental housing construction has become a priority of governmentsat all levels work, how to efficiently promote large-scale construction of public rentalhousing is a primary problem in front of them.Public rental housing construction has the characters of large construction scaleand single family type and high degree of standardization. Combining thecharacteristics of public rental housing, we can consider in the construction of publicrental housing with the method of prefabricated housing system, expecting to promotethe large-scale construction of public rental housing. And at the same time, residentialindustrialization in our country has been difficult to effectively promote, we consideruse the prefabricated housing system to build public rental housing, and it can alsopromote the development of housing industrialization in our country, finally form amutual promoting mechanism.This paper discusses the significance of public rental housing construction andanalyses of current problems existing in the construction of public rental housing, whichleads to the public housing problems needed to be more effective way of buildingconstruction. First introduced prefabricated housing system, and analyze theprefabricated housing system compared with the traditional extensive mode ofconstruction in improving the production efficiency, shorten construction period andimprove construction quality advantages and possible problems. And to further theproject direct cost of artificial cost as a sensitive factor sensitivity analysis was carriedout on the construction and installation project cost. And ultimately goes to analyze theprefabricated housing system applied to the construction of public rental housingdevelopment path. In order to get the conclusion that public housing prefabricated housing system implementation is not only an opportunity but also needed by thereality.
