Research On Risk Management Of Weixinshengjing Residential Construction Project In Weihai

With the continuous development of China’s construction industry,the scale of residential construction continues to expand,and it has received more and more attention.The urbanization rate and urban population gradually increased,but actually urban residential land is limited,so people have strong demand for high-rise residential constructions.This kind of construction projects tend to have bigger scale,more technical requirements and higher occupancy of capital,its potential risk should not be ignored,For enterprises,Implementing risk management of residential construction project is a necessary way to control risks,improve construction quality,achieve project objectives and promote the long-term sustainable development of enterprises;In the long term,it also has great significance to protect the legitimate rights of consumers and realize the people’s contentment and well-being.This dissertation stands in the perspective of construction enterprise,it takes Weixinshengjing residential construction project as the object of study.On the basis of consulting domestic and foreign project risk management literature,it uses scientific theory and method to carry out the construction project research from the perspective of construction enterprises.According to life-cycle theory,the project is divided into four stages,from tender to the final completion and settlement.Besides,the project and its risk management condition are fully investigated.Then,sixteen key risk factors of the construction project are identified with the help of brain storming and experts grading method,and a risk list is established.On this basis,the degree of each stage and risk factor was evaluated and ranked by AHP and Grey System Theory.Finally,through the analysis of risk assessment results,risk response strategies such as risk transfer,risk mitigation and risk retention are combined with risk monitoring measures to improve risk management level of the construction project.Through the research on risk management of Weixinshengjing Residential Construction Project,this dissertation helps construction enterprise to strengthen its consciousness of risk management and to reduce risk level of the project,over the long haul,it helps to improve the quality of residential constructions and to achieve the anticipated target.In the practice dimension,it also provides reference for the construction industry to strengthen risk management of construction projects.
