| At present,China has fully entered the era of urban renewal,urban development has changed from "incremental development" to "stock management",and the transformation of old residential areas has been put on the agenda.Small towns with huge stock are an important part of China’s urbanization system and play the role of a bridge between cities and villages.Small town unit residential area is a typical type of old residential area.Most of the residential buildings in the residential area have problems such as serious aging and the decline of residential performance and quality,which do not match the current daily life of residents,and are facing the urgent reality of renewal and improvement.In the past,the reconstruction of old residential areas in China was more concentrated in cities,and the level of small towns did not receive too much attention.And most of the transformation work is the same model transformation,which lacks the diagnosis and analysis of residential habitability,does not form a clear transformation scheme according to the specific problems of residential buildings,and has weak pertinence.Therefore,under the background of the transformation of old residential areas,the research on the habitability transformation strategy of unit residential areas in small towns has important theoretical value and practical significance.Firstly,through the research on the background of old residential area reconstruction,this paper determines the research object and content,defines the relevant research concepts,sorts out the domestic and foreign research status of residential renewal,existing residential reconstruction,small towns,unit type residential areas and residential habitability,and formulates the research methods and framework.Secondly,construct the habitability system of housing,define the basic dimensions,demand levels,content,influencing factors and other concepts of habitability of housing,and establish the habitability transformation content of unit residential area in Chengguan town of Ningshan County in combination with the transformation policy of old residential areas.Then through data access,survey and mapping,questionnaire interviews and other methods to understand the actual situation of residential buildings,according to the regional characteristics and residents’ demands,the habitability of residential buildings is diagnosed through the three levels of function,cognition and aesthetics.Finally,based on the research on the habitability of the unit residential area in Chengguan Town,Ningshan County,this paper puts forward the objectives,principles and working mechanism of the habitability transformation under the background of the old residential area transformation,establishes the transformation list,and puts forward the habitability transformation strategies in four aspects: the residential space itself,the residential enclosure system,the residential attached space and the residential supporting facilities,and summarizes the transformation methods,According to the transformation strategy,the transformation scheme of Ziwu County Community in Ningshan county is designed.It is hoped that this research can provide some reference value for the habitability transformation of unit residential areas in small towns.It is also hoped that this research will trigger the academic circles’ attention and Research on the habitability of old residential areas in small towns. |
