| China’s urban development has entered a new historical stage,from the stage of large-scale incremental construction to the stage of stock planning focusing on quality.Great attention has been paid to the renewal and transformation process of old residential areas.Commercial service facilities are an important part of residents’ life.In the development process of enterprise type old residential areas,the development of commercial service facilities changes with the social economy.Community commerce has experienced the free growth and development from the unified planning and construction under the planned economic system to the market economic system.The development of community commerce reflects the changes of residents’ needs,and leads to the evolution of users,service scope and commercial space layout.The current commercial service space of the enterprise type old residential area is disorderly,occupying other spaces and street spaces in the residential area,which has a negative impact on the quality of the residential area and the street environment.Some residential areas are highly closed and lack of sharing with external residents,resulting in a waste of resources.Therefore,it is necessary to update the current layout and local space of the commercial service space to improve the overall space and environment quality of the old residential area.This paper selects typical cases for investigation and analysis,starts from the evolution process of commercial service space in enterprise type old residential areas,summarizes its change law,investigates and analyzes the spatial structure around the residential area,the current commercial space layout of the residential area,the relationship between residence and business,and the needs of users,summarizes the particularity,characteristics and influencing factors of commercial space in enterprise type old residential areas,and refers to relevant theories and excellent cases,Get the renewal path and method for the existing commercial space of the old community,so as to improve the overall living quality of the old community.The research of this paper is divided into four parts: 1)research on the classification of commercial space in enterprise old residential areas.From the perspective of commercial service space layout,it can be divided into inward type,outward type and mixed type.From the perspective of formation mode,it can be divided into planned commercial space and selfdeveloped commercial space;2)Investigation on spatial layout characteristics of typical cases.Through the research on the family courtyard of Xi’an Railway Bureau,this paper analyzes the evolution process of commercial space,the surrounding space structure of residential area,the current situation of commercial layout,the relationship between commerce and residence,and the external space of Commerce,and summarizes the influencing factors and current problems in the development process of commercial space;3)Investigation on the use status of commercial space.According to the main users of the research object,the questionnaire is issued to grasp the evaluation of residents and merchants on the commercial space,and the motivation of commercial existence is obtained;4)Put forward the optimization method of commercial service space in old residential areas.Comprehensively consider the optimization measures taken by relevant supporting theories and classic cases,put forward the objectives and principles of renewal,and put forward the renewal paths and methods from different aspects.The research on the above contents can provide basic data for future scholars to study the old residential areas in Xi’an,provide important theoretical support for the renewal of commercial space in the old residential areas,and also have important practical significance for the gradually open community construction in the future. |
