| With the rapid development of China’s economy and the accelerating process of urbanization,the Transit Oriented Development(TOD),which aims at modern public urban transport technology,plans the urban layout with the help of new public transport methods,and has become one of the commonly used decision-making standards for residential project site selection in most cities.TOD mode can quickly and effectively relieve the traffic pressure brought by the development of existing urban space,control the disordered development,and spread of urban space,save space resources,and has a good durability in the practice of actively responding to China’s urban problems and solving the new challenges that urban development may face.However,only one TOD model is not a scientific development path that can be applied everywhere after all.In the practical promotion and application of TOD model in China in the future,the problem of unreasonable space use is still very serious.In this regard,consider using "TOD+space mismatch theory+land rent competition theory" to jointly establish a new model,so that it is more reasonable and effective for urban construction and housing planning.This paper mainly uses the literature analysis method,data analysis method,and questionnaire survey method to analyze the current situation of Chengdu TOD housing construction.First,from the convenience,developability,human settlement harmony and other aspects,it investigates the housing construction management departments,implementation departments and consumers in Chengdu,to understand the main problems in urban planning and human settlement coordination in Chengdu and their causes.In the text,based on the research results of domestic and foreign scholars,this paper analyzes the necessity and feasibility of developing TOD model in China’s first and second tier cities,and explores the location logic of urban TOD with Chengdu as the research paradigm.The innovation of this paper is to break through the traditional TOD fixed mode,design a more systematic evaluation standard for the location of urban projects under TOD,and at the same time,use the scientific analytic hierarchy process to model and test,which provides the Chengdu municipal government with an empirical support basis that combines qualitative and quantitative methods in its TOD future development decisions.This study not only constructs a set of systematic model standards for project site selection and evaluation,but also combines the expert analysis method of qualitative standards with the comprehensive analysis method of indicators based on objective quantitative standards to carry out addition or weighting at different levels,which can be practically applied to the reference of future TOD site selection decisions. |
