In recent years,China has vigorously advocated the development of green buildings,and prefabricated housing has been proposed as a green building model.However,the high construction cost of prefabricated housing has restricted the rapid development of prefabricated housing,which has become a major factor hiding the promotion of the development of prefabricated housing.At present,the development of prefabricated housing is in a flat state.Breaking the bottleneck of high cost of prefabricated construction and rapidly changing the prefabricated construction mode are the common goals pursued by the industry at this stage.On the basis of comprehensive identification,judgment,comparison and analysis of the factors affecting the construction cost of prefabricated houses in each construction stage under EPC general contracting mode,Identify the key influencing factors of prefabricated building construction cost and analyze them in depth,and then put forward the key coping strategies of the general contractor in the process of prefabricated building cost control.The research results of this paper can provide a theoretical basis for the construction cost control of EPC mode prefabricated buildings,and can also guide the general contractor to control the construction cost on site.From the perspective of general contractor,this paper takes prefabricated building and EPC general contracting mode as the entry point,and combines the theory and technology of modern project cost management,and extends the scope of discussion on project cost management to the related cost management of prefabricated building under EPC mode.And the factors influencing the prefabricated construction cost management,preliminary identification through literature research and expert interview method,expand the at the same time,according to the factors of characteristic and the prefabricated construction stage,the prefabricated construction cost factors are divided into six classes,a total of 18 indicators influencing factors,and factors influencing the prefabricated building construction cost system is established.The Netdraw software was used to build the social network analysis model,and the social network analysis software Ucinet was used to analyze the invisible characteristics of the correlation between the cost influencing factors.At the same time,the entropy weight method was used to weight the social network analysis indicators,so as to obtain the explicit characteristics analysis of the importance of the cost influencing factors of prefabricated housing.By comparing the analysis results of the explicit and invisible characteristics of the cost factors,the key influencing factors of the cost of prefabricated buildings under EPC mode are obtained.Based on green city,many Gui Yu,listen to the large-scale project as an example,to identify the design phase,the two key influencing factors of assembly and component split the rationality of the in-depth analysis found that prefabricated building assembly rate was 50.2% ~ 61.5% range,prefabricated construction cost and the assembly rate into positive correlation,but the assembly rate influence on construction cost increase amplitude is different,On the premise that the general contractor meets the planning requirements of single building,it is recommended to choose the assembly scheme with a lower assembly rate,and the construction cost is the most economical at this time.At the same time,the split of prefabricated parts and pieces of prefabricated housing should be evenly split according to the stress position and the weight of a single block should be limited,and the reasonable weight of prefabricated components should be limited according to the hoisting scheme and the location of construction hoisting equipment.
