| Real estate project is one of the engineering projects with a long development cycle and a large amount of investment.As its construction will involve many technical problems in many fields,and the whole construction process is relatively difficult and complex,real estate project will be affected by various risk factors in the construction process.At present,the real estate industry has entered the cold winter,and is faced with greater risks in the process of project construction.However,the risk management awareness of most project construction units has not kept pace with The Times,which makes many projects fall into a state of suspension in the middle of development,and even fall into the mire of bad tail.Therefore,the real estate project risk management is extremely necessary for the project developer,that is,the construction unit,which can make the whole project construction safe and stable,effectively avoid the outbreak of risk factors,even if the outbreak,can also minimize the loss caused by it.Therefore,this paper studies the risk management of Weihai Kangtai ’an residential construction project.First of all,after the overview of the project,the main problems of the project are analyzed,such as the low quality of risk management personnel,the weak information management ability,the unclear responsibility of risk supervision,the weak awareness of risk management and so on,and the causes are pointed out.Secondly,Delphi method and checklist method were used to identify the project risk,and finally identified 17 risk factors in 4 stages of the project,and established the project risk management evaluation index system.Thirdly,the risk management evaluation is carried out,and the fuzzy analytic hierarchy process is used to evaluate the risk of the project in the starting stage,planning stage,implementation and monitoring stage,and closing stage.The project risk evaluation level is "medium",and the project risk management needs to be improved and optimized.Finally,according to the risk management evaluation results,the project risk response measures are put forward according to the risk level,and the project risk monitoring mechanism is designed to promote the project to carry out reasonable and scientific risk response and risk monitoring,and finally achieve better construction results. |
