With the rapid development of the economy and the acceleration of the process of urbanization, building styles in urban areas are entering a new era,and the journey of socialism with Chinese characteristics continues.Prefabricated turnkey buildings have emerged as a solution that effectively addresses many problems to meet the challenges of the new era.By reducing construction time and achieving energy-saving and environmentally-friendly goals, turnkey buildings have significantly improved labor efficiency, surpassing traditional buildings. In 2022,the People’s Republic of China will likely reach a turnkey building area of 740 million square meters, posing new challenges to the construction industry. The different stages of turnkey building projects, such as operation and maintenance, require frequent information exchange and communication. However, the files and data used are complex and difficult to verify. This article analyzes and summarizes the relevant research and development of BIM technology and turnkey buildings throughout their life cycle. While BIM technology can enable better development of the turnkey building, its current application in the entire life cycle of turnkey buildings requires further customization. The design must incorporate BIM technology, components, construction, operation, and maintenance stages to utilize turnkey buildings fully.Construction BIM technology improves construction efficiency and provides a theoretical basis for applying BIM in the life cycle of pre-designed construction services.By analyzing specific cases, this article discusses in detail the application of BIM technology in the construction process of turnkey building and the assistance that BIM technology can provide for each stage of the life cycle of a proposed public works project. In conclusion, the article demonstrates that BIM technology can enhance decision-making and project implementation during construction when implemented in turnkey buildings.Additionally, the article offers a perspective on the future of prefabricated housing development throughout its life cycle. The article discusses the feasibility and potential of applying BIM technology across the entire life cycle of turnkey buildings, including opportunities for using BIM technology in demolition, recycling, and subsequent reconstruction. The combination of turnkey buildings and BIM technology is expected to lead to new directions in the construction industry.
