| After more than 40 years of exploration and development,China’s property management industry is increasingly mature.Property management enterprise number,scale and the number of employees have been greatly increased.Property management services are closely related to the daily life of urban residents,its level is directly related to the basic living needs of residents,and the satisfaction of residents’ life is an important part of people’s yearning for a better life.The legal relations of all parties involved in property management also directly affect the harmony of social order,which is crucial to the process of China’s social and economic development.The work level of property management and the quality of property service in urban residential areas directly affect the sense of gain and satisfaction of residents,which also puts forward new requirements to the administrative department of property management.We should actively give feedback to the demands of the masses,The government should guide property management enterprises to play a subjective initiativet,and try our best to comprehensively meet residents’ expectations and demands for new life forms.We should focus on the unbalanced and inadequate development of property management and constantly upgrade it in terms of industry development,environmental improvement and service efficiency.To start from basic services,gradually develop all kinds of property management supporting services,broaden the service field,reasonably plan the future development direction of property management,build a functional,efficient and balanced modern property management system to create more sense of security and satisfaction for residents’ happy life.Therefore,taking C City of H Province as the entry point,according to the actual situation of property management in C City,while defining the concepts of residential communities,property management and government supervision,the three major theories of governance,new public services and principal-agent are applied.Combined with foreign advanced experience and domestic advanced city practices,this paper analyzes the current government supervision status of property management in C City,discusses the problems and causes,and puts forward suggestions for improvement.Update the concept of government regulation,improve the government supervision laws and regulations system of residential property management,clarify the functions and responsibilities of government departments,correctly guide and support the owners,property management enterprises,owners’ committees and property industry associations and other industry-related subjects,in order to promote the property management to higher quality development to play a certain reference and guidance significance. |
