| With the continuous development and change of social life,the transformation of people’s consumption concept and the introduction of national policies,the real estate industry has gradually transferred to the state of paying attention to talents and long-term development.Scientific and reasonable project performance management system has become the key to promote the long-term healthy development of real estate enterprises.Based on this,the real estate companies for their own project performance management system and operation mode to make reasonable adjustment,and explore how to scientific management to form a reasonable project performance management system,has critical significance for the long-term development of the real estate company,to optimize project performance management of scientific research is of great significance.Therefore,first of all,based on the expectation theory and Herzberg two-factor theory,through Delphi expert evaluation method,questionnaire survey method and case study methods,JK Real estate company as the research object,the project performance management system of real estate enterprises is deeply discussed.Second,the study found that JK real estate company project performance management system in real estate project performance objectives obvious deviation from the company’s strategic objectives,project performance management system has failed to effectively promote influence on project development,project performance management system can not effectively guide the impact on the company employee performance development and project performance management system problems such as lack of incentive,Through further analysis,it is found that the main reasons for a series of problems are performance objectives not decomposed to individual employees,unreasonable allocation of assessment weight,timely feedback of performance assessment and imperfect application of single incentive mechanism for performance results.Aiming at the existing problems,According to the strategic objectives of the company and the actual situation of the project,the performance management system is optimized from three aspects: selecting scientific indicators of the project performance management system,determining reasonable matching weights,and improving the evaluation rules of specific indicators.Finally,the conclusion is drawn that performance management should be combined with the strategic objectives of the enterprise,and the indicators and weights of performance appraisal should conform to the current development of the company;When real estate companies conduct performance appraisal,they will no longer use a single appraisal method,but should pay attention to the combination of objective management,key performance indicators,balanced scorecard and other methods.Performance management evaluation is a dynamic process,which requires the participation of all staff.In the implementation process of performance management,the performance system is adjusted accordingly according to the changes of internal and external environment such as the company’s strategic adjustment,the completion schedule of development projects,and the change of work focus during the assessment week. |
