| In recent years,with the rapid development of the national economy,the real estate market has been booming.The development of real estate enterprises has been under certain pressure under the situation of constant state regulation policies.The ability of the project team of real estate companies in the transition period is crucial to ensure the long-term development of real estate companies and promote the reform of real estate companies.The real estate development project team is generally composed of the main responsible persons and some members of the management departments including design,cost,finance,engineering,marketing,development,and administration centered on the project general manager.The project team is responsible for the whole process of real estate project development and construction management,which is the key to the success of real estate project development and construction management.The scientific measurement and evaluation of team capability is the basic problem of building an efficient team,which is very necessary and important for improving the team capability of the whole real estate development project.First of all,the paper preliminary selects the evaluation indexes of the real estate development project team ability through literature retrieval and analysis.Because of the differences between the paper and relevant literature in research topics,the agreement of the evaluation indexes obtained from literature research and analysis is not very ideal.The paper supplements the existing literature research conclusions through semi-structured interviews,and combines the results of literature research and semi-structured interviews to preliminary sort out the project team ability evaluation indexes and form a preliminary selection evaluation index system.The paper adopts expert consultation and questionnaire survey method to further revise and test the integrity,scientifically and rationality of the evaluation indexes,and finally determines the evaluation index system of real estate development project team ability,including three dimensions: project decision-making management ability,team internal capability and team explicit capability.The management ability of project decision-making includes 24 specific evaluation indexes,including management knowledge and skills,leadership,personal quality,work experience,and project experience.Team internal capability includes three evaluation indexes,namely team members’ cognition,and skills,team behavioral ability,and organizational structure ability,and there are 18 evaluation indexes in total.Team explicit capability,including team cohesion,team collaboration ability,team execution ability,external environment support ability four evaluation indexes,a total of 20 evaluation indexes.Secondly,based on the characteristics of the evaluation index system of the real estate development project team ability,this paper establishes the evaluation model of the real estate development project team ability and selects scientific and reasonable evaluation methods to evaluate the real estate development project team ability.Finally,the paper selects an engineering example of a real estate development project team capability evaluation model to simulate an evaluation study.In order to test the applicability and reliability of the real estate development project team capability evaluation model,and to avoid the difference in evaluation results caused by the difference in a project team configuration,The paper selects multiple project teams of the real estate company where the author works as the research object,uses the real estate company’s project team ability evaluation index system and evaluation methods to test,and discusses and analyzes the case evaluation results.Through the research,the paper found that the ability evaluation system and evaluation method of the real estate development project team is useful.It is helpful to find the problems of the project team,improve the development of the project team,and improve the overall efficiency.It also has practical application value.Meanwhile,it supplements the research in the field of project team capability assessment.This paper hopes to promote the development of project team capability in real estate enterprises,and on the other hand,to provide a practical reference for similar research. |
