| Land transfer is considered to be the reallocation of resources in an efficient manner,a Pareto improvement in the realization of factor allocation,the development trend of moderate scale operation in agriculture,an important force into the development of rural economy,and an important land policy measure to realize the development of agricultural modernization.As an important means of production in rural areas,the land system has been gradually stabilized under the leadership of the Party,which has guaranteed farmers’ land rights and interests and greatly increased their enthusiasm for agricultural production inputs.However,long-term investment has gathered highly specialized agricultural production materials and formed specialized assets with a "bundling" effect,resulting in farmers being in a state of "hedged" and specialized assets building an exit barrier for farmers’ agricultural production.The role of asset specificity in land market transactions cannot be ignored.Therefore,it is important to study the impact of asset specificity on farmers’ land transfer to realize the Pareto improvement of rural land resources,promote the development of rural land transfer market,and enhance the level of agricultural modernization.This paper takes asset specificity as the entry point to analyze the land transfer of farmers,and combines field research data from Puding County,Guizhou Province,to explore the impact of asset specificity on land transfer through theoretical analysis and quantitative analysis.This paper focuses on the following aspects: first,by combing the relevant literature on asset specificity and land transfer,we analyze the influence mechanism of land transfer by combining asset specificity theory and farmers’ behavior theory;second,by using survey data,we analyze the influence of asset specificity on farmers’ willingness and behavior to transfer land by using binary logistic and multivariate logistic regression models,respectively.The second is to analyze the influence of asset specificity on farmers’ willingness and behavior to transfer land and the deviation of willingness and behavior to transfer land using binary logistic and multivariate logistic regression models to provide a basis for farmers with strong asset specificity to make land transfer decisions.According to the research of this paper,the following conclusions are obtained:(1)There are differences in farmers’ willingness to transfer out of land and transfer out behavior,and the ratio of willingness into actual behavior is relatively low.(2)Among human assets specificity,the number of years of agricultural production has a negative and significant influence on farmers’ willingness and behavior to transfer out of land;the number of training,agricultural production management ability and the proportion of agricultural labor have significant distributional differences on farmers’ willingness and behavior to transfer out of land.(3)Among land asset specificity,land fertility,average plot size and irrigation conditions were negatively correlated with willingness to switch out,while irrigation conditions were positively correlated with switching out behavior.Plot size and irrigation conditions significantly and negatively affect farmers’ willingness to switch out of land with bias in their behavior.(4)Physical asset specificity is negatively consistent with farmers’ willingness and behavior to transfer their land,and significantly negatively affects farmers’ willingness and behavior to transfer their land,the more farmers’ willingness and behavior tend to be negatively consistent.(5)The distance from the village committee to the county town was associated with the deviation of farmers’ willingness and behavior to transfer their land.Based on the findings of the study,the following suggestions are made:(1)revitalize human capital-specific assets through multiple channels.(2)Fully utilize the utility of physical assets and amortize the acquisition cost.(3)Make full use of the advantages of land resource endowment to realize large-scale production.(4)Play a good role of the government role,do a good top-level design,and provide good services for each link before,during and after land transfer. |
