In the second half of 2021,due to the national financial regulation and control policy of the real estate industry and the sudden outbreak of the new crown epidemic,many real estate enterprises have been mined one after another due to the breakage of their capital chains,and undesirable phenomena such as delayed delivery,stoppage of construction and rotten completion have appeared one after another.The development and construction of Management Of Majestic Mansion Project Of LC Group is just in this period of time.If the project can be constructed and delivered normally under this background,it has certain positive significance for the owner,the enterprise and the society.Through a comprehensive analysis of the schedule situation,the project has already experienced delays.Therefore,there is an urgent need for schedule management optimization and the use of schedule management tools to achieve normalized project operations.In this paper,through reviewing the industry-related literature,we understand the project management theory,project schedule management theory,project control theory and other related knowledge,which together constitute the theoretical basis for the optimization of schedule management of Management Of Majestic Mansion Project Of LC Group.On the basis of relevant theories,a comprehensive analysis of the actual situation of the project is conducted by using case study and interview method,and it is found that the main reasons for the project schedule delay are inaccurate project schedule estimation,prominent construction organization confict phenomenon and unscientific project schedule management.In this regard,an optimization strategy was formulated in terms of project schedule preparation and project schedule implementation.In order to make the optimization plan come into practice,guarantee measures were formulated from four aspects,including organization,system,economy and technology.According to the optimization measures proposed in this paper,the WBS work breakdown structure was used to comprehensively sort out the project and analyze the logical relationship between the word,and then the two-code time scale network was used to redevelop the plan.By adjusting the work relationship and compressing the key lines,the overall schedule was compressed by 123 days,and the target delivery date of December 30,2024 was achieved on schedule.Through this project schedule management optimization,a set of schedule optimization methods and guarantee measures were worked out.This system is the key to solve the schedule lagging problem of Management Of Majestic Mansion Project Of LC Group,and has a certain reference role for the schedule management of similar projects.
