| With the take-off of the domestic economy,the real estate industry has gradually become an important pillar industry of the national economy and has made great contributions to the economic development,so that enterprises need to face a more intense and competitive market environment.If an enterprise wants to remain undefeated in the fierce competition,it must clearly formulate the appropriate development strategy according to its own conditions and establish the corresponding performance evaluation system.With the continuous expansion of the scale of real estate enterprises and the pressure of national macro-control,enterprises are required to adjust their own management level,in the evaluation of enterprise performance,economic value,evaluation process,must adopt a reasonable and scientific method.Lancheng Lanxin Real Estate Company is a non-listed small real estate enterprise.In order to comprehensively and systematically evaluate the operation and management of the enterprise,a single evaluation method is no longer applicable to the current market environment.The problems encountered in the actual performance evaluation are also the problems that many similar enterprises need to solve.This paper takes Lancheng Lanxin Real Estate Company as the object of empirical research.Through analyzing the internal and external environment of Lancheng Lanxin Real Estate Company,it analyzes the existing problems in the performance evaluation process of the company by means of questionnaires and other methods.In addition,combining with the main problems currently faced by the company,it determines reasonable indicators by means of balanced scorecard and analytic hierarchy process.Finally,the weight of each indicator is determined,and the weight of each indicator is assigned and scored according to the calculation results.The strategic objectives of Lancheng Lanxin Real Estate Company are decomposed layer by layer,the work plan and performance evaluation indicators are implemented to individuals,so as to closely connect the strategic objectives of the enterprise with the job responsibilities and work content of each employee,unify the performance objectives of the employee and the company,and further realize the theoretical significance of performance improvement among enterprises,departments and individuals through performance management.Finally,the performance evaluation system suitable for the strategic development of Lancheng Lanxin Real Estate Company is found,and the feasibility optimization strategy and performance evaluation guarantee measures are proposed.The specific contents are as follows: The first part is the introduction,which firstly expounds the research background and significance,and then summarizes the research status at home and abroad.The second part summarizes the theory of performance evaluation and the balanced scorecard theory.The third part analyzes the external environment and internal environment of Lancheng Lanxin Real Estate Company.The fourth part analyzes the problems and reasons in the performance evaluation of Lancheng Lanxin Real Estate Company.The fifth part analyzes the effectiveness of performance evaluation of Lancheng Lanxin Real Estate Company based on balanced scorecard.The sixth part provides guarantee measures for the smooth implementation of the performance evaluation system of Lancheng Lanxin Real Estate Company based on balanced scorecard.This paper draws the following conclusions: first,it is feasible for the company to introduce the performance evaluation method of balanced scorecard;second,in view of the existing problems in the performance evaluation of Lancheng Lanxin Real Estate Company,the four dimensional indicators of balanced scorecard can be used to avoid the defects in the original performance evaluation process.Finally,it provides reform measures and safeguard measures for the introduction of balanced scorecard,a new performance evaluation method. |
