| H property company continues to optimize the service,and improves the service quality by optimizing personnel while providing security and cleaning services.H Property Company hopes to provide low-cost and high-quality property services and integrate public service resources to improve the satisfaction of owners.However,in recent years,the optimization of property services has not improved the satisfaction of property owners.Therefore,this paper constructs a reasonable property service quality evaluation system,uses questionnaires to evaluate the property quality of the community,finds the problems of the property in the community,points out the direction for improving the quality and efficiency of the property service in the community,and thus improves the sense of life gain of the community owners.H Property Company as the research object,analyze the current situation of H Property Company,and find out the problems existing in property service,namely,shrinking green area,imperfect supporting facilities,slow on-site maintenance of property,weak coordination ability,poor emergency management ability,and lack of property characteristic services.Then,based on the problem,the first level indicators of the measurement system are established from six aspects:environmental sanitation service satisfaction,maintenance service satisfaction,infrastructure maintenance satisfaction,security service satisfaction,emergency service satisfaction,and coordination service satisfaction.Then,24 second level indicators are established using the interview method,and the weight of the indicator system is calculated using the expert scoring method,It is found that the contribution of environmental sanitation service satisfaction to property service satisfaction is the highest,with a score of 0.4023,while the contribution of security service satisfaction to property service satisfaction is the lowest,with a score of 0.0715.After that,the questionnaire survey and fuzzy evaluation method were used to measure the owner’s score on each secondary indicator,and the owner’s satisfaction with each secondary indicator and primary indicator was obtained.It was found that the owner was "generally" satisfied with the six primary indicators of H Property Company,indicating that the owner was not satisfied with the overall service of the property.Based on the first level indicators,according to the problems existing in the service of H Property Company,this paper puts forward relevant policy suggestions to improve the service quality of the property company. |
