The rapid growth of our nation’s economy has caused real estate to expand exponentially,with a plethora of residential districts being established.However,this has also brought about issues of management and upkeep,thus prompting the development of the property management service industry.The important driving force of the development of modern property management companies is service quality improvement and service innovation,which is also an important purpose of the transformation and upgrading of property management companies.As an important factor to evaluate the service level of property management companies,owner satisfaction can accurately reflect the acceptance degree of property management companies in the real estate market.S Community property management company is also facing fierce competition and challenges in the rapidly developing property management market.In the increasingly competitive market,how to optimize and upgrade the company in terms of clarifying its service positioning and improving the satisfaction of owners not only affects the choice of sustainable development path of S Community property management company,but also has a certain impact on the development of quality improvement and innovation ability of the property management industry.This paper takes S Community property Management Company as the research object,mainly through literature analysis method,questionnaire survey method,interview method for research.Firstly,it summarizes and analyzes domestic and foreign literatures on property service quality,and then defines the concepts of owners,property management and owners’ satisfaction.Based on the analysis of the service status of property management companies in S residential district and the SERVOUAL model of tangibility,reliability,responsiveness,assurance and empathy,a total of 27 questions related to property service quality were designed,and a questionnaire was developed in accordance with this study.The present property service quality of S community property management company is investigated comprehensively,and the service quality of S Community property management company is analyzed through the results of the questionnaire.In this way,the main factors affecting the property service quality of S community property management company are found out.The staff management system is not perfect,the property management supporting system is not perfect,and the concept of co-construction and co-governance is lacking.Finally,based on the main causes of the problems,the paper puts forward optimization suggestions for the property management company of S community from three aspects: improving the staff management system,strengthening the construction of supporting system of property management,and incorporating the community governance system.As a very influential property management company,S Community property management Company is representative,which has important practical and theoretical significance for the study of property service management.The research conclusion can not only provide theoretical and data-supported analysis results and optimization countermeasures for the management of the company,but also help them to further improve the level of property service.At the same time,it can also be used as a typical case to further enrich the research practice of residential property service industry and provide reference value for other residential property management companies.
