| After more than 40 years of reform,China’s economy has developed rapidly,and the gap between urban and rural areas has been narrowing,and rural development has begun to take shape.Under this background,it is urgent to reform the rural system,and establishing a scientific and reasonable farmland transfer system is a necessary condition to realize the "rural revitalization" of the construction land market.Farmland circulation is an important measure to promote rural economic development,which can improve the utilization efficiency of farmland resources,promote agricultural modernization,improve farmers’ production and living conditions,and promote the adjustment,transformation and upgrading of rural economic structure.Land transfer reform is an important means to promote rural economic development,which can improve the utilization efficiency of rural land resources,promote agricultural modernization,improve the production and living conditions of farmers,and promote the adjustment and transformation of rural economic structure.As the urban-rural gap becomes smaller,the process of rural revitalization is accelerating.With the advancement of urbanization,many farmers have left the countryside,resulting in a decrease in the rural population and a decline in the efficiency of land use.Rural land transfer reform is one of the important means to promote rural economic development,which can improve the utilization efficiency of rural land resources,promote agricultural modernization,improve the production and living conditions of farmers,and promote the adjustment and transformation of rural economic structure.By optimizing the structure of land use,improving the efficiency and quality of agricultural production,increasing farmers’ income levels,promoting agricultural modernization and industrial upgrading,rural land transfer can also promote the healthy development of rural labor force transfer and urbanization process,and promote regional coordinated development.This thesis focuses on the general background of the rural revitalisation strategy proposed by the Party Central Committee,and takes the Lihe district of Nanjing as the research object to conduct an empirical investigation into the problems existing in land transfer.Firstly,it introduces the current policy and economic background of land transfer,and summarises the research ideas of this paper after defining the core concepts and theoretical foundations of this paper,taking into account the current research status of the role of land transfer on rural development,the influencing factors of land transfer and the problems in land transfer at home and abroad.Secondly,after understanding the current policy and implementation status of rural land transfer in Lihe District,Nanjing,a questionnaire survey was conducted on the factors influencing rural land transfer in Lihe District,Nanjing,with the microscopic subject of farmers as the research object,and field visits were made to six villages in different areas of Lihe District,Nanjing,to fill in questionnaires or telephone interviews.Again,the collected questionnaire data were subjected to descriptive statistical analysis,endogeneity test,regression analysis and mediating effect test,combined with heterogeneity analysis and robustness test,to conclude that there are four main factors influencing rural land transfer,namely the level of development of non-farm industries,the per capita income level of farmers,the literacy level of farmers and the level of social security in rural areas.The four factors have different magnitudes of influence on the rate of land inflow and land outflow,but all four factors have a greater impact on land mobility.Finally,the analysis suggests countermeasures in four areas: accelerating the development of non-agricultural industries and industrial integration,addressing the low level of education of the labour force,promoting the reasonable transfer of surplus rural labour and improving the social security system in rural areas. |
