| Now the global economy continues to grow at a sluggish pace,and China’s economy has gradually shifted from a high-speed growth period to a medium-low growth rate.Coupled with the spread of the epidemic,economic recovery is still uncertain.As one of the pillar industries of our national economy,the real estate industry has also been greatly affected.The control policy of "housing and housing without speculation" and "thunder" of the head real estate enterprises have made the depressed real estate industry worse.The era of profiteering in real estate has come to an end.How to plan accurately and scientifically and formulate planning schemes that conform to the characteristics of the project plays a decisive role in improving the success rate and profit of real estate projects.In the first,the research status of real estate planning at home and abroad and the concept and related theories of real estate project planning was introduced,then Jizhou HF real estate project for planning was selected.In this research,the basic situation of the project was introduced,including the plot planning conditions,location resources,etc.Secondly,combined with the macro environment,overall market,regional market and competitive real estate in this research,the project is in the field of in-depth research and analysis,from SWOT analysis to obtain the project market positioning.Then the use of market segmentation method to the project customer base positioning,in a detailed investigation of the surrounding project in the sale of real estate prices and advantages and disadvantages of the product,through the market weight comparison method to get the price forecast of the project product.Then,according to the market positioning planning of the project and the company’s experience to simulate the sales schedule and cost payment schedule,the dynamic cash flow is obtained,the discount rate and the benchmark rate of return are deduced,and the internal rate of return of the project,the net present value,the payback period of the investment are calculated,and the profitability of the project is evaluated based on these indicators.The use of uncertainty analysis,such as break-even analysis to calculate the break-even point,sensitivity analysis to find out the more sensitive factors,make risk hints,and the real estate development of the whole life cycle of the possible risk point idea was forecasted.Finally,the results and conclusions of the project planning research are drawn. |
