Study On The Selection Of Development Model Of The Yacht-themed Real Estate

As one of the important pillar products in China,real estate industry has made remarkable contributions to the national economic growth and local fiscal revenue.The development of real estate industry has also influenced people’s pursuit of quality of life,and even changed people’s lifestyle.As one of the industries with the highest national attention,the state has also announced a series of regulation policies with the continuous rise of land prices and housing prices.According to the performance statistics of real estate enterprises in recent years,the business model of traditional real estate based on sales has been challenged,and the theme real estate with multi-industry linkage and complementation has begun to be top in term of gross profit margin.As a new type of real estate,the yacht-themed real estate has more sustainable returns and property appreciation than the traditional real estate.Besides,the yachtthemed real estate can better promote the development of regional economy and industry.However,due to the limitations of the development of China’s yacht industry and high technical barriers,the successful development experience of yacht-themed real estate in China is less,which leads to many developers are discouraged to the development of this type.And the relevant theoretical research is still relatively few,so it is very important and urgent to study the choice of yacht theme real estate development mode.First of all,based on the reference of relevant theoretical literature,this paper summarizes the current development status of yacht-themed real estate.Then combined with the actual development cases,three normal development modes(yacht-real estateindustry,real estate-yacht-industry and yacht-industry-real estate)and corresponding characteristics are presented,respectively.Then the model is constructed for the selection of development modes through analytic hierarchy process and sensitivity analysis respectively.On the one hand,following the steps of the analytic hierarchy process,the factors affecting the selection of the three development modes are analyzed from the internal factors and external factors.A selection index system of yacht theme real estate development mode was established with the advice of experts,including internal rate of return,dynamic payback period,cash flow,capital demand level,market recognition and yacht industry development level,and then the model was constructed by using analytic hierarchy process.On the other hand,considering the influence of uncertain factors,the key economic indicators and their influencing factors are determined,and the framework of sensitivity analysis method is built,in an attempt to put forward further referential suggestions for yacht-themed real estate development decision-making.Finally,an example is used to verify the applicability of the model,complete the quantitative analysis to solve the problem of development mode selection,and put forward the selection suggestions and implementation of safeguard measures.In the actual project,due to the long development cycle of yacht-themed real estate,these three development modes need to by adjusted according to different conditions in the development process to ensure the project can achieve the expected goals.It is hoped that this study can be used as a reference for other enterprises to develop similar real estate and realize the transformation of business model.
