With the continuous acceleration of urbanization in China,the model of using land transfer fees as the main source of fiscal revenue,which was adopted in the past by the government,has become unsustainable.Real estate tax,due to its low collection cost and stable tax revenue,has gradually become an important source of local fiscal revenue and is receiving increasing attention.As an important means of determining the base value of real estate tax,the accuracy and efficiency of real estate bulk appraisal results are the core concerns of experts and scholars.Numerous studies have been conducted on bulk appraisal of residential properties.However,commercial real estate has unique characteristics,such as infrequent transactions and high heterogeneity,and the systematic selection of characteristic factors is more difficult.Therefore,research and applications of bulk appraisal for commercial real estate are still relatively lacking.This study uses econometric and statistical methods,combined with geographic information system(GIS)technology and internet data,to construct a bulk appraisal model for commercial real estate based on GIS technology correction.The model is empirically analyzed using commercial real estate data from Jiulongpo District,Chongqing City.The results show that the selection and quantification of traditional characteristic factors in the bulk appraisal process have a certain subjectivity.The bulk appraisal model constructed by incorporating GIS technology,internet data,and the characteristics of commercial real estate can significantly improve the quality and efficiency of appraisal results,and can accurately perform bulk appraisal for specific commercial real estate.The main content of this paper is as follows: In the first chapter,based on a systematic review of the research status at home and abroad,the research objectives and key issues to be addressed in this paper are proposed.The second chapter clearly defines the core concepts of this paper,such as "commercial real estate" and "geographic information system(GIS)".At the same time,it summarizes the basic methods and limitations of current bulk appraisal of real estate,providing direction for the improvement of subsequent methods.In the third chapter,considering the general factors affecting real estate prices,the characteristics and evaluation difficulties of commercial real estate,factors affecting commercial real estate prices are selected from three aspects: commercial,transportation,and physical features.In the fourth chapter,GIS and internet data are used to achieve an objective and quantitative analysis of the characteristic factors of commercial real estate,and the principles and verification of the model are outlined.In the fifth chapter,taking commercial real estate in Jiulongpo District,Chongqing City as the evaluation object,435 samples are selected to construct a bulk appraisal model for commercial real estate,and the effectiveness of the model is analyzed.Finally,the bulk appraisal results are compared and analyzed with the test samples,demonstrating that the bulk appraisal model for commercial real estate constructed in this paper has strong application value and can be used to perform bulk appraisals for specific commercial real estate with relatively high accuracy.The sixth chapter is the conclusion and prospect section.Based on a systematic summary of the research results,the shortcomings of this paper are identified,and prospects for further research in the future are proposed.
