Urban core is the central dwelling environment in a city. It focally embodies the social and economic characteristics of a city and reflects the process of the urban space development and cultural development. During the renovation of old cities in more than 20 years after the opening-up, the construction of urban core has gained achievements and also losses. In the present heat of high-speed construction of urbanization and modernization, in order to avoid "constructive destruction", the establishment of new theories concerning urban cores renovation is a must so as to enrich the theoretical system of urban development and guide the development and construction of urban cores.Urban core is the historical central area of a city. It is a different concept and range than that of old city, urban central area, CBD, and central financial district. It consists of some key elements in many aspects as land use, function and space composition. It can be classified into large categories from the angle of physical geography, space form, function of land use, historical development, social culture and so on. On a whole, it has the characteristics of centralization, relative independence, integrity, differentiation, mobility and cultural inclination. In the development of modem cities, urban cores have functions and values in six major dimensions, which are the use function and material value, contextual function and historical value, economic function and regenerate value, social function and cultural value, environmental function and ecological value, and spiritual function and aesthetic value. These functions and values should be fully exhibited, protected and utilized in the process of conservation and renovation.There are similar engendering reasons and different development characteristics between Chinese and Western urban cores. Under the influence of the dynamic mechanism in the respects of politics, economy, culture, and society, the historical development of both Chinese and Western urban cores follow the rules of adaptable development between function and structure, the rules of space built-up and prior development, the rules of dynamic and balanced development of the parts and the whole, and the rules of coordinated development of culture and forms. During the development of urban cores, there are alternatives of three evolution mechanisms like spontaneous adjustment, mandatory renovation, and adaptive intervention. Overall, there is a development trend of change in the steadiness and steadiness in the change, which shows the dialectical relation between inheritance and development in the development of urban cores.Because of the imbalance of dynamic mechanism. Chinese and Western urban core went through d development period characteristic of mandatory renovation in the latterhalf of the last century. Experience and lessons have indicated that the physical planning and large-scale renovation have only aimed at economic benefits, which will bring a great deal of problems to the cities. The renewal of the aim should in principle pay attention to synthesis, integrity and relativity, and highlight the importance of adaptive intervention by means of implementing scientific decisions and strengthening cultural drives. These enlightenments play a great role in the development of urban core under the current heat of high-speed construction of urbanization and modernization.The proposal of sustainable development strategy has set up a new goal and a new urban cultural concept for the development of the urban cores. Under its guidance and combined with the synthetic theoretical research in the fields of old city renovation and history of urbanism, genius loci and science of urban culture, individual characteristic and urban aesthetics, community renovation and urban sociology, dwelling environment and urban ecology, and structural adjustment and urban economics, this paper applies a multi-disciplinary coordinative research method and establishes a theory of multi-disciplinary adaptation for sustainable devel...
