Use the combination of demonstration and criterion methods, systemic analysis and mathematical analysis, based on property economics, microeconomics, public economics, this paper discusses related theoretic questions and current situation on the transaction of land property under the background of urbanization, and it researches the countermeasures on optimization of land property.The paper is divided into four parts:1. Process of China's urbanization. The paper discusses some basic questions on urbanization, and draws the conclusion that urbanization is the necessary approach for the development of society. And it advances that China's urbanization can't adopt concentricity model, and it should take the model of decentralization. At the end of the part, the paper analyses the rate of land loss can be decreased on the hypothesis of Kuznets curve.2. Land price. The paper discusses the rent as the base of land price, especially for Marx's theory on the aspect. It analyzes the normal and abnormal mechanism of the formation of land price ,management of land price and price evaluation. And the paper points out the main questions exist currently on the formation mechanism of land price, and it also gives some countermeasures on the perfection of China's land price.3 . Transaction of land property. The paper analyzes the definition and characteristics of property and land property, formation condition, methods and traits of land property. It discusses the dialectic relationship of the transaction of land property and property system, and it clarifies the current situation of land property transaction and some problems, that is non-market phenomenon is common in land property transaction, thus to lead the damage to state-owned land assets.4. Thoughts on the optimization of land property. This part gives thoroughly theoretical analysis from the reformation of rural land property systems, re-orientation the role of government in transaction of land property, and the promotion of the property transaction in country. At last the paper gives some practical suggestions on this issue.
