New urbanization is a natural historical process of human economic and social development.With the development of industrialization and information technology,urbanization is also evolving.New urbanization is one of the core driving forces for China's economic growth.At present,China has entered the middle and late stage of urbanization,which is different from the past.At the same time,it is a time of economic transformation and urbanization construction.The structure of production factors and trading structure are facing dramatic changes.The previous GDP oriented urbanization construction has accumulated a large amount of government debt,the original trading model system has been unsustainable,and systemic financial risks have gradually accumulated,It is also urgent to seek a new trading model to resolve.Therefore,the way to realize the combination of industry and finance,the use of tools and the focus need to make major adjustments.To find a suitable transaction mode is the original intention and purpose of this paper.This paper takes the idea of "putting forward the problem,analyzing the problem and solving the problem" as the main frame to carry out research.Based on the background of the rapid promotion of new urbanization and the transformation of economic structure in China,this paper theoretically collects the literature related to the urbanization transaction mode at home and abroad,sums up the difficulties and challenges in the process of urbanization promotion in China at present,forecasts the transaction mode types and application conditions of Urbanization in the 13 th five year plan by using the theoretical model,and analyzes the transactions of new urbanization projects in Northeast China Model evolution mechanism,put forward the direction of innovation of new urban trading model mechanism,and design the theoretical framework and specific implementation way of innovation path optimization of new urbanization trading model.Taking Taian new urbanization project of Anshan City as an example,this study attempts to summarize and refine the existing transaction mode of new urbanization project,which provides a useful reference for optimizing the allocation of land resources and social capital in the process of new urbanization in China.At the same time,according to the economic and social development of Northeast China,the paper will learn from the main experience and mode of new urbanization construction at home and abroad,and try to explore the effective and reasonable trading mode at this stage in China.On the basis of combing the related research of new urbanization and land transfer,the paper will compare and analyze the commonness and characteristics of the four transaction modes,try to evaluate the economic and social utility of the transaction mode from different dimensions,and provide research support for accelerating the development of Northeast China and the construction of new urbanization.At the same time,it focuses on the reality,science and feasibility of the transaction structure of the new urbanization project.The difficulty is that although there are many new urbanization projects successfully implemented in China,the economic situation,natural environment and business environment in Northeast China are special,especially the difficulty of introducing social capital.And the new urbanization project of Sanglin town is the first new urbanization project in three provinces of Northeast China,many in-depth studies are pioneering.
