Research On Land Utilizes In The Outskirts Of Large Cities Intensively

The outskirts of large cities is the area which is in the city administrative region,but is out of the city centre. Urban development has entered the era of big citiesdistrict, and the outskirts access to their advanced stages of development. It is knownas the outskirts of large cities. At present, the background of foreign scholars on theoutskirts of the city is that city development has entered advanced stage ofurbanization. The city suburb phenomenon is produced, and a metropolitan area hastaken shape. The city is developed decentralized by the single centre. The peripheraloutskirts of centre urban become the key development targets and the key area that thedistrict of big city develops synthetically. Not only the division issue between centreurban and outskirts in the district of big city, but also the spatial variation andcoordinating relations of the politics, service, planning, inhabits, industry among themare most important. The outskirts become the component of the metropolitan districtstudies.Therefore the development of the suburb of big city has been paid attention togradually, and it has important meaning for the research on theory and practice ofoutskirts development of big city. Hence, based on land property right,the land renttheory, the land market theory and intensive use of land theory. This paper analyzedthe outskirts land's developing situation of big city in our country. And then, the paperput forward the existing problem when we made capital of the outskirts land near thebig cities intensively, and it discuss the settlement way of landless peasants who livedin the outskirts of large cities and the existed contradiction.Secondly, based on the summary of outskirts development's basic mode androute of big city in our country, the paper proposed chose route about the outskirtsland utilizes in the big city intensively, and it also summarized the developing routefor big cities'suburbanization and the industry. The paper believed that if only reliedon the expansion of manufacturing scale, the developing spaces for the outskirtseconomic of large cities was smaller and smaller, and the added value was more andmore limited. The economic development only focused on manufacturing links, reliedunlimited supply of low-cost labor advantage. The development strategy will begreatlylimited. Manufacturing industryneed to input more low-level elements such as land, natural resources, so the growth of manufacturing industry in the outskirts oflarge cities will be influenced much, when the resources were totally used in thefuture. Hence, productive service trade, living service trade, public service trade andcreativity industry,etc. as the characteristic service industry have already become thenew engine of outskirts economic development of large cities. So it need to strengthenthe development of service industry constantly in the outskirts of large cities, promotethe common development of the manufacturing industry and service trade, and at last,achieve the goal that making capital of the outskirts land near the big citiesintensively.Thirdly, the paper constructed both comprehensive appraisal of intensive degreesystem and the land utilizes the changed predict models of the outskirts land utilizesthe system in the big city.At last, the paper did empirical studies with the example of Dongli district inTianjin. The paper put forward the homestead-changed-house route of land utilizesintensively in Dongli district. At last, it estimated feasibility of the residence basereplaces in outskirts of big city, using Huaming town in Dongli district as an example.
