The paper focuses on the changes in the population and the real estate industry of modern overseas Chinese hometowns in Guangdong.It uses Historical Geography and The Overseas Chinese Discipline,and other related disciplines' theories or methods to explore the socio-economic changes in the modern overseas Chinese hometown of Guangdong,in order to promote and enrich the research on the Historical Geography of overseas Chinese hometowns,especially the historical and social geography of overseas Chinese hometowns.The article begins with the different natural environments and cultural backgrounds of different overseas Chinese hometowns in Guangdong,in order to reveal the different foundations of modern social and economic problems in overseas Chinese hometowns.Among them,the intensified conflicts between people and land and the improvement of traffic conditions are important factors that directly promote overseas immigrants in overseas Chinese.On this basis,the population size,structure,and distribution of different overseas Chinese hometowns in Guangdong are analyzed.The different demographic characteristics shown in different hometowns of overseas Chinese are both the basis for influencing overseas immigration and the results of overseas immigration.And they affect each other.The article explores the distribution of overseas Chinese and their occupational differences.Based on this,it reveals the differences in the overseas remittances of overseas Chinese and their differences in real estate investment funds,investment forms,and investment impacts.The overseas Chinese's residences and their occupational distribution directly determine their economic strength and influence the number of overseas Chinese remittances,especially the differences in the scale and type of real estate investment.The characteristics of overseas Chinese as a whole,centered on low-and middle-income earners,determine the characteristics of “small and scattered” when modern overseas Chinese invest in real estate in overseas Chinese hometowns.However,in terms of regions,overseas Chinese in North America have higher average income than other regions.Overseas Chinese living in North America,the main residence area for overseas Chinese,have shown different characteristics in the scale of real estate investment,the degree of westernization,and the mode of operation of real estate investment compared with the Southeast Asia's main overseas settlements.The scale of the former real estate investment tends to be bigger,Westernization of real estate is more thorough and the mode of operation of real estate investment is also more modern.The article will establish a clue-based research route for changes in the population,especially overseas immigration,overseas remittance flows,and overseas Chinese investment,in order to reveal the interaction between overseas Chinese and overseas Chinese and the complete process of overseas Chinese capital impacts in Guangdong's overseas Chinese hometown.The article also focuses on the differences in the changes in population,overseas remittance flows,and real estate investment in Guangdong's various home-grown overseas Chinese regions.Finally,the article pointed out that overseas Chinese and their large-scale real estate investment in modern overseas Chinese hometowns are the key factors for the socio-economic changes in Guangdong's overseas Chinese hometown during this period.This is the modern urban and rural social and economic changes in the overseas Chinese hometown of Guangdong,different from the inland regions and even large The main features of some coastal areas.In addition,the role of overseas Chinese real estate in promoting socio-economic development in their hometown is different.In Guangzhou,due to the fact that the city itself is relatively developed,overseas Chinese real estate plays an important role in improving and expanding urban functional space;and Jiangmen benefits from overseas Chinese,the city level has risen rapidly,and it has risen from the market town to the provincial municipality.In Meizhou,the prosperity of the market town and village has promoted the construction and improvement of the commercial system of the city,town and village levels.
